Spread out on 12 usable park like acres surrounded with horses, farm animals and lake views. Refresh in our sparkling pool with a large shade arbor where the sunsets are spectacular. Enjoy a cookout or even a marriage ceremony! Relax on one of the large front or back covered porches for a peaceful sip of your favorite beverage and enjoy the fresh country outdoors Play frisbee golf, take a stroll, picnic under a shade tree or cedar arbor and watch the beautiful horses train, bird watch, pick wildflowers (in season), take family pictures and let the kiddos run Musicians are on property so it is possible you could catch a tune or two poolside! Be sure to ask about the opportunity to book live music during your stay! We are located just outside of the historic town of Pilot Point, TX. The area is known for its beautiful world-class horse ranches, Lake Ray Roberts, Sharkarosa Wildlife Ranch, Lowbrows beer and wine garden, Western Son Distillery, Historic Downtown Pilot Point, The Tulip Farm, Black Mustang Ranch offers guided horseback riding, multiple wineries nearby and much more! The drive up Massey Road from FM 455 along the world-renowned Valor Farms is a sight to behold For the lakers, hikers, anglers and cyclists we are just 10 minutes from the beautiful Lake Ray Roberts and have room to park your boats and bikes! *The lake area fills up quickly with occupancy limitations so if you plan to add laking to your stay be sure to call them ahead to make your day visit reservations* There are local boat rentals and fishing guides available around town also We are limited to 16 overnight guests per booking We offer an early check-in and check-out option for overnight bookings. $35 per hour up to 2 additional hours when scheduled before checkin date. **Laundry facilities are open to groups staying 4 or more nights** Event space separate from the Airbnb just opened in mid April (Phone number hidden by Airbnb) ! We offer this space with or without an overnight stay An event fee applies for events with visitors. *Sample* fees start at $ (Phone number hidden by Airbnb) for 25 visitors for a 4 hour timeline and can be taylored to your specific request The area around the pool may also be used as an addition when requested with the event *The home and pool for swimming are closed to visitors during an event* We suggest local vendors who provide tables, linens, chairs, tents and decorations for you or you may bring your own equipment and decorations There are several delicious local restaurants who provide an awesome catering experience! All event timelines are inclusive of set up and tear down/clean up. Timelines are confirmed prior to the date of event *All event end times are 11pm to properly observe neighborly Airbnb guidelines. All visitors and vendors are off property at this time All musical or other entertainment end time is 10pm This is a family and executive use facility only. *No rave parties are allowed at any time We are 30 minutes from Frisco, TX, and 30 minutes from Denton, TX. We are approx 45 min. from both DFW and Love Field Airports Owner/Operators are on property and available to greet guests upon check-in if requested. We do manage/oversee any outdoor pre-approved gatherings/events with visitors during the timeline where needed. Parking management is provided. We are available via Airbnb messaging, text and calls at all times during your stay. Madewell Manor is located just outside of the historic town of Pilot Point, TX. We are 30 minutes from Frisco, TX, and 30 minutes from Denton, TX. The drive up Massey Road along the world-renowned Valor Farms is a sight to behold! We take great care in sanitizing after each and every guest stay. Products used are of EPA standards which meet EPA's criteria for use against SARS-COV-2 the cause of COVID-19 No visitors on property outside of a pre-scheduled event All outside music around the pool will be at low volume no later than 9pm and off at 10pm Open pool hours are 8am to 10pm In case of noise or lighting complaints from surrounding neighbors at night we will require all guests to move inside the home The property does provide an unfenced pool with a diving board and slide. Guests with children accept complete liability while utilizing the pool area. There is no lifeguard on property. A safety devise is at poolside. Pool toys are not provided by the host due to liability reasons, please bring your own giant unicorn floatie! Guests under age 15 MUST be supervised by adults poolside at ALL times Guests under age 18 must be accompanied on property at all times and may not be left alone at the home at any time No underaged drinking or illegal drugs of any kind are tolerated on the property and will result in vacating the property without a refund All of the above is considered a non negotiable agreement upon an approved confirmed booking and check in The highest standards are set to ensure guests and hosts remain observant of the Airbnb requirements with respect to neighboring properties Our goal is to ensure our guests' stay is as safe, enjoyable, and memorable as possible and we look forward to hosting you very soon!
