Large private backyard w/play set & covered patio, a "speak-easy-esque" finished basement with pool table, TV, & bar separate from TWO other living room spaces, plenty of space for families or groups. Located in a quiet neighborhood only 1 mile from Downtown Franklin & 30 minute drive to Downtown Nashville. **NO LOCAL GUESTS.** The Space: 2,574 Sq. Ft. home, originally built 1951 and has since been renovated. There are 4 bedrooms (One of them being quite small with a twin sized trundle) and 3 full bathrooms. Bedrooms, bathrooms, kitchen, small dining area, living room, and 2nd living room/den area are all on a single level of the house except for the basement bar and lounge area which has stairs leading down to it from the interior of the house. Please view the photos and read their descriptions to get a better visual of the following. There is a charcoal grill out back! BEDROOM 1: King size bed with en suite bathroom. This bathroom has a standing shower only, no tub. BEDROOM 2: King size bed BEDROOM 3: King size bed BEDROOM 4: Twin size trundle bed. This means someone can sleep on the twin size bed, and there is another pull out twin size bed underneath (with a memory foam mattress as well). DEN: Queen Sleeper Sofa BATHROOM 1: En suite to Bedroom 1. Standing shower only. BATHROOM 2: Between Bedroom 2 & 3. Shower/tub combo and double vanity. BATHROOM 3: Next to Bedroom 4 and Living Room 2. Double vanity and walk-in shower. TV's: There are 2 TV's at the property. One in the main living room and one in the basement bar & lounge area. BABY GEAR: We offer a Pack & Play (sheets and bedding not provided), High Chair and Baby Gate (all kept in the bedroom closet)! Although we offer this, please not the house is not "child-proofed." EARLY CHECK-INS OR LATE CHECK-OUTS: Early check-in or late check-outs must be PRE-ARRANGED. Please do not ask on the day before, or the day of arrival as we will NOT honor it. We have our cleaners scheduled at specific times and are unable to make last minute changes. Any non pre-arranged late check-outs will result in withholding of deposit. The only way we can guarantee an early check-in is if the night prior to your stay is available, we can block it off for you at half the price. Same goes for late check-out, if there is no one booked the night of your check out date, we can block off the night for you for a guaranteed late check-out at half the price. LUGGAGE DROP OFF: While we would love to be able to accommodate luggage drop off requests, there simply isn’t a ‘'holding area” in our home that wouldn’t interfere with our cleaners ability to move freely during their clean. We recommend you contact Stow Station at (615) 571-9071 or you can visit their website at www.stowstation.com RESERVATION CHANGE FEE (less than 30 days out): -NO reservation changes are allowed within 10 days or less from the original check-in date. -Any reservation changes made 30 days or less from their check-in day will incur the $100 change fee (and still not allowed within 10 days from check-in date). -All reservation changes are final, will not be eligible for refund, cannot be changed twice and must be used within the next 365 days -When a guest is not eligible for a refund, we can refund them the difference in price if their canceled dates get rebooked. The total price of your reservation is based on the nightly rate set by the Host, plus fees or costs determined by either the Host or Airbnb/VRBO. Extra guest fee: Charged by some Hosts for each additional guest beyond a set number. GUESTS INCLUDED IN PRICE : 6 AIRBNB CANCELLATIONS: 100% Refund if cancelled within 48 hours of booking if check-in is at least 14 days away. 50% Refund if cancelled at least 7 days before check-in. VRBO CANCELLATIONS: - Full refund (minus $75 processing fee) if cancelled 60 days before arrival Getting Around: -Uber and Lyft are very accessible in our area. - Franklin Transit Authority (public trolley with door to door service, $5 round trip to anywhere in Franklin/Cool Springs) Other Things to Note: **Please note: Guests who stay 3 weeks or longer will incur an additional cleaning fee of $175. This is NOT included in the pricing you see, but will be an additional add-on fee! **VRBO guests will need to present a valid ID upon confirmation We are in a residential neighborhood. Please respect our neighbors! Interaction with Guests: Your host won't be on the property but they'll be available for anything you need during your stay.
