Feel right at home in this 4-bedroom house with enough space to enjoy a quite evening watching a movie or enjoy some time in the full very spacious kitchen, whipping up a great meal to be enjoyed in the separate dining area where you can view the private back yard. On those cold nights get the hot stove going to create that cozy vibe. You can enjoy the outdoors with the hot tub for 6, while grilling and even enjoy the fire pit in the private back yard. There is a newly installed hot tub for 5 which is private at the back of the house. There is also a cedar sauna which is shared with the other 2 properties that holds up to 6 comfortably for your relaxation. Take a walk and explore our grounds year round. The Abeni House is one of 3 properties on our 7-acre property which you are free to explore and enjoy year round in any season. If you have a larger group and would like to book our cottage can sleep up to 4 and our guest house which can sleep up to 4, please do not hesitate to reach out to us This is a private house not shared by any one, there is a separate driveway which is shared by the guest in the guest house. There are 2 other properties which share the yard and the cedar barrel sauna. Please read house rules for pet policy. Our WiFi is through spectrum and very strong we have had many guest work remotely on multiple devices with NO issues. We ask that you not leave food outside or on the grill as we do have very curious animal neighbors. Also, note the yard is not fenced in so ALL pets should be on a leash or supervised carefully. Please be respectful of other guests sharing the grounds and sauna. This is a private neighborhood with year round residents, so please be mindful to respect their peace and quiet. Although it is more than likely you will not see them. We are walking distance to the Pines dinner, minutes away from Phoenicia and about 25 minutes away from the famous town of Woodstock, where you can find fine dining, shopping and some amazing art displays. We are about 25 minutes away from Hunter Mountain and Bellearye Mountain ski resorts. We have a bit of everything for varying taste and interest, depending on the time of year, there is always something different to do. There is no mass transit readily available, so a vehicle will be needed for distance exploring, however for trips in and around town you can call an Uber. Please note we do have a pet fee of $50 per pet under 50 lbs, advise how many along with type and weight. Pets are not allowed on beds nor furniture, any signs of pet hair as such will be assessed additional cleaning fee. Also any furniture that are moved around and not placed back to original location, will be assessed additional fee. We also provide 1 bundle of firewood per stay each additional bundle @ $15 please leave in cash before departure. Our check out time is at 11 am any late check out will be assessed $100 fee per hour, as our cleaning staff are on a tight time schedule. They need the allotted time to deep clean and sanitize for the next guest. However if it is discussed and approved before hand with the host there will be no additional fee. The yard is huge but also shared and there are many people including some of our staff who are afraid of dogs. Also we do have some wild life that may harm your beloved pets (this has never ever happened, but we like to air on the side of caution) Our Wi-Fi is through spectrum and very strong we have had many guest work remotely on multiple devices with NO issues. PLEASE NOTE Our water comes from an underground well which is filtered on several levels, at times there may be a funky smell due to the sulphate levels which we can only control so much. The water is safe for drinking, cooking and bathing. If you are not comfortable with drinking the water please bring your own.
