Cambridge 3 Bedroom home w/ 5 beds for 9 persons
This is a charming home located in Cambridge Ohio. The home is designed for those coming into town for short to medium to long term work assignments. The home is on a quiet street with huge parcel of land and is closet to I77 and I70 intersections. Please scroll through all the photos which are the most up to date. Each photo has a description. I ask that you make sure to read the listing of its amenities, the age of the home and its contents to make sure its a good match. Just ASK ME :) The home is located on S 8th Street in Cambridge Ohio. It sits up at a higher elevation and has a view of all of cambridge. There is plenty of on street parking for many vehicles and the street doesnt have much traffic. When you enter the home there is a foyer that is tiled with a long bench to sit and remove boots, etc which aid in keeping the floors clean. There is a desk in the foyer that you can set up a small office. In the living room there is a new sectional sofa, and a side chair that give ample seating. The carpet is new as well. The living room has a 32 inch ROKU TV mounting on the wall over the (Non-Working Fireplace) that has the basic spectrum cable tv package that is available through the Spectrum App via the ROKU. In the kitchen you have a smooth top electric range (new), a side by side refridgerator with ice and water through the door (new also) and a built in over the range microwave oven (new). There is dishes, pots, pans, silverwear, utensils, enouch for a 8 person place setting. The dining room table has 6 chairs. The kitchen cabinets are the orginal ones but have been nicely repainted. The kitchen sink is stainless steel and brand new. The kitchen faucet is also new. The plumbing in the house has been completely replaced. All water lines are new from the water meter all the way to each faucet and shut off valve so there is good water pressure and due to the plumbing being new its unlikely a repair will be needed for quite sometime. Please note that the water heater is a tankless electric water heater. This means that you can use the hot water for one thing at a time. The water heater is 3.1 gallons per min so the hot water must not be running full blast or the temperature of the water will decrease. Once you are there and adjust the faucet to slow the amount of water down and the water temperature will increase. Its fairly simple to figure out. The water heater is also new as well! Off of the kitchen is the bathroom with a tub and shower. Inside the bathroom is the full size side by side washer and dryer. The bathroom fixtures are all new. Faucets, valves, sink etc. are all new. Its unlikely that there will be any repairs anytime soon. Then there is a solid glass door that leads to the back deck overlooking the back yard. The glass door has a bolt that goes into the foundation of the house so you have to make sure to lift it up to open the door. There is also a standard door lock as well. The basement is not for guest use. Its recently been repainted but its partially concrete floors and partial dirt. I allow guests to access the basement only for emergencies such as turning of an electrical breaker or the water. The house has a ground level bedroom off of the living room with a queen sized bed. The living room has a wall ac unit that is operational year round for the ground level of the home. The upstairs has window units that are seasonally installed and removed. The units are typically removed in October and installed in May. So if you are staying in the home and there is unusually hot day before the spring we may be able to install sooner, however for the purposes of the listing the Air-conditioning for the second level is a seasonal amenity May 1 to October 1 only. There is a staircase from the living room that goes to the upstairs. When you reach the upstiars there is a hallway with two bedrooms. The first bedroom that you come to has beige berber carpeting, a queen sized bed, dresser, etc. The closet is not super large but there is a closet. 12 inch hangers are necessary or larger hangers will have to be turned at an angle. Also- The heating for the house because of it being old is electric baseboard heating on the first level. THERE IS NO NATURAL GAS USED FOR THIS HOME. ITS ALL ELECTRIC. The design of the home is that the heat rises from the first level up to the second level and with the bedroom doors open the heat is evenly distributed. Since people often like to close their bedroom doors we have installed a supplemental infrared heater to keep the room temperature balanced. YOU WILL SEE THE HEATERS IN THE PHOTOS IN THE LISTING. In the living room you may see some ceramic logs which are gas logs but they are not connected and for decoration purposes only. The kitchen and bathroom have long wall baseboard heaters. Each heater has its own control so you can set temperatures differently in each room. The second bedroom upstairs has a queen sized bed and next to it a full sized bed and also a twin sized day bed. There is a chest of drawers, a side table and one small closet. The other closet in the bedroom has a lock and is where the housekeeper's supplies are stored. The home uses only LED light bulbs so if one stops working please let me know so i can send the exact type replacement. If you bring your own lamp also please let me know so i can provide you an LED light bulb. The home currently has a key style lock, however in the near future it will be upgraded to a new smart lock. So at the present time we use a lock box on the door for the key. Lastly the structure of the home is over 100 years old however a majority of the interior as mentioned above is new such as the home being converted from older fuses to new electrical circuit breakers. Most of the home has been re-wired with the exception of the two upstairs bedrooms. So its important not to overload the outlets or a breaker may trip. Guests have access to the ground or main level of the home, upstairs. I provide access for emergencies to the basement for the sole purpose of resetting a circuit breaker or for emergency access to the water shut off valve otherwise guests are not permitted to use the basement for anything else. There is a locked cabinet in the main level bedroom that contains housekeeping supplies and the smart home HUB, router etc. Should guests need to reset the router there is a special switch for that but guests are not allow access to the actual devices. In the upstairs bedroom with the 3 beds guest are not permitted to use the one closet that contains the padlock. I have set up my listings to be very autonomous. I dont meet guests to give keys, etc. I utilize technology for locks, and other automations etc. Due to the fact that the listing is in a small town. Getting repairs made or having someone come over immediately is not possible and in many cases I must have the guests assistance via the phone or via video to help assess or trouble shoot any issues so i can get the effective repair made so i may have to ask many questions in order to make this determination so guests should not have the expectation that if they cant get something working that i can just send someone over. So please keep this in mind when evaluating if this listing is a good match. The home is located in the city of Cambridge Ohio and in Guernsey County. This is a rural small town and along with it being a small town comes small town issues. This means that things move slower and people are not in a rush about anything. This also means that you have all different levels of education and how people conduct themselves. The area is not a bad area and the town is small and not a larger urban city. The home also has its own set of small town issues. Since everybody's opinion of any location will vary based on their culture, background, education levels alike you can do more research online at the local newspaper called the daily Jeff or look up statistical information via the state of Ohio's databases. I can tell you that during the years of ownership of this property no guests have ever been bothered by anyone, had anything whether inside the listing, outside, or any of their vehicles. Also- I want to mention that the entire town the structures are all over 100 years old. There are next to zero new construction properties so this home is among all of those built so it is almost next to impossible to find new structures. The good news is the important things of this structure like roof, windows, electric, plumbing, have been recently replaced so from a safety prospective it is superior than most other properties. A car is absolutely required although some people do walk to local shops and stores. You can get an uber or lyft into cambridge but not likely to get one out. The local taxi service is called Noble Taxi. To get around the state, to the airports and in the tri-state region there is the GO BUS and BARRONS bus. There is a bus stop at the sheets gas station nearby and potentially would be a 25 min walk. This may be repetitive but i will repeat. #1. The home is 100% electric. So if the electric goes off for any reason weather related i.e. ice storm, thunderstorm, etc. There would not be any heating, water heating, cooking, etc. #2. There is 2 electrical outlets per bedroom and extension cords are used legally due to the low electrical loads and are not a safty hazard because they are not overloaded. #3. The basement is not for guest use other than for an emergency for accessing the electrical panel, and main water shut off valve. The basement was recently repainted, but its partially dirt. There is the old furnace there and old water heater which are not in operation but they have not been removed to be thrown away. #4. The main sewer line is original and putting wipes whether flushable or not may cause a clog in the line. So only flush things that come out of your body and nothing else. Also the toilet is the new required water saver so if you put too much paper please expect to use a plunger. If you put too much paper and i have to send a plumber to plunge it then you will be given the bill to pay for. There is a toilet cleaner brush and a plunger next to the toilet. Sometimes when you flush the toilet you may not see the paper however if the toilet appears clogged its because the paper got stuck in the s shaped bend in the trap in the toilet. The same plunger will work gently plunging the water to get the paper to move through. Should the main line of the sewer be clogged you will know because water will back up at the bottom of the basement stairs at the basement floor drain. The drain only had an issue once during Covid because of the amount of the disposable wipes being flushed into the toilet and not by toilet paper. So now i just let everyone know upfront to be extra careful to avoid any issue. #5. The water heating is via a tankless water heater with a maximum heating capacity of 3.1 gallons per min. If you turn the hot water via a faucet on full blast the heating production decreases this is normal and how the heater operates. If you turn the faucet to slow the flow of the hot water down the temperature will increase. Before assuming its not working please call me first and i can also explain as well. The unit works great but if you dont follow the instructions for the amenities of the listing is not considered a non-working amenity. #6. The window air-conditioners for the two upstairs bedrooms are seasonal and removed October 1 and installed May 1 each year. The a/c that cools the main level including bathroom, kitchen, living room, foyer and main ground floor bedroom is operational year round. Once the unit is removed for the season the amenity is not longer a part of the listing. #7. The basement is often damp due to the fact that part of it is dirt and the original block foundation walls are not water proof. During heavy periods of rain its possible to see a small amount of water enter the basement of which the basement has a floor drain for strictly this purpose. There is nothing wrong structurally with the home its just how all homes during this era were build and is common. I do keep a de humidifier running year round to keep the humidity levels low. Should you ever notice the de-humidifier not operation please as a courtesy let me know so we can make sure its running other wise a musty (old house) smell may occur which is safe and is customary for these old basements.
