Also, absolutely no visitors or extra guests are allowed to stop by at the property for any period of time, unless previously approved and included in the total reservation guest count. All children and day visitors must be included in the guest count on the reservation request at the time of booking, or approved & added prior to the check-in date. The property “SLEEPS” 12 guests in beds, and the maximum occupancy per group/reservation is 14 individual people total max (including any visitors). There is an additional charge of $25/per person/per duration of your stay (= total nights on your reservation) over 12 people total. Any violations of these most critical house rules will result in a penalty charge and immediate eviction of the property without refund. House rules are strictly enforced with the help of law enforcement due to county regulations. Woodhill 2 is a spacious, beautiful and private fully furnished home, located in a quiet neighborhood in East Point GA. This property is just 14 minutes from the Hartsfield-Jackson Atlanta International Airport and only 20-28 minutes from Downtown and Midtown Atlanta, where you can find the Georgia Aquarium, World of Coca Cola, CNN Center, Georgia World Congress Center, and the Mercedes-Benz Stadium (all Downtown) and experience Atlanta’s finest restaurant and nightlife scene in Midtown. By being centrally located near the airport and next to major highways, many of Atlanta’s attractions are within a short commute away (i.e. Six Flags Over Georgia, Stone Mountain Park, etc.). This is a 6 Bedroom (6 Beds) home with 3 full Bathrooms, 2 Living Rooms, Family Room, 2 Kitchens, 2 Dining Areas, a 2-car Car-port and Game Room with Foosball Table. It also has a nice private fenced-in backyard including a patio with outdoor furniture, BBQ gas grill, private semi-inground pool and newly added Hot Tub. This property sleeps 12 people. The layout is as follows (see video link): 1. The Main Level consists of a Master King Bedroom with Smart TV and full Bathroom (walk-in shower), two additional Queen Bedrooms (one with make-up vanity), a full Hallway Bathroom with double vanity (combination tub/shower), a Family Room, a full Kitchen with new stainless-steel appliances, granite countertops and car-port access, and a large open space with Living Room and Dining Room, as well as a Laundry Room and hardwood floors throughout. The Main Level can sleep up to 6 guests. 2. The Lower Level (=pool ground level) consists of 3 Queen Bedrooms, a Game Room with Foosball Table and Office Area (desk, chair, and lamp), a full Hallway Bathroom (walk-in shower) and a large open space with Living Room with TV, a small Kitchen, and a Dining Area and access to the backyard patio. The Lower Level can sleep up to 6 guests. 3. Outside Area features a 2-Car Car-Port. The large fenced-in backyard consists of a back Patio with outdoor furniture, BBQ gas grill and newly added Hot Tub, as well as a beautiful pool area with private pool and lounge chairs (only in summer season). The SWIMMING POOL is only open in the summer months from the last weekend of April until the last weekend of September and is not heated. HOT TUB is open all year long. Please note that the pool is a semi-inground pool that is quite large at 18 feet x 33 feet, and 4.5 feet deep. It feels and operates just like a standard pool and is made of the highest quality material and liner in the industry to provide an experience similar to a standard inground pool. By having a large deck built right up to the edge of the pool, guests can enjoy and have the same experience and look of an inground pool. All Bedrooms include comfortable beds with bedding and 1 set of clean linens for each bed, a nightstand, nightstand lamp, dresser and/or closet to store your clothes during your stay. Clean bath towels & wash cloths (1 per guest) as well as hand towels are provided in each bathroom. The full Kitchens are equipped with all basic dishware, pots & pans, silverware and utensils. Kitchen appliances include microwave, tea pot, standard electric Coffee Maker, etc. (NO pantry items or condiments included due to Food&Drug Regulations). There are comfortable couches, dining table & chairs, and more. There are 3 flat screen Smart TVs with Basic Cable (1 in each Living Room + 1 in Master Bedroom) as well as 1 DVR, and 1 DVD player at the property. Free Wi-Fi and high-speed internet are provided as well as an office area with desk, office chair and lamp. A washer and dryer are included as well as an iron, ironing board and 1 hair dryer. A LIMITED starter supply of trash liners, dish soap, dishwasher detergent, paper towels, toilet paper, soap, shampoo & body wash, laundry pods, dryer sheets and disinfecting wipes are provided. The BBQ gas grill has a propane tank & BBQ tools provided. The private backyard with its features is perfect for outdoor entertaining. Pets are strictly NOT ALLOWED for reservations of less than 30 nights. Pets can get authorized for reservations of 30 nights or more with explicit approval by Management in writing prior to arrival; a Pet Fee of $200/pet (NON-refundable), some verification (=current valid vaccination reports) and additional acceptance of our Pet Rules (see below) are required. Any evidence of unapproved pets will result in a charge against your full Damage Deposit.
