Simply respect your neighbors, keep the noise down and NO parties:) Welcome to this impeccable 5 Bedroom. 4.5 Bath (Sleeps 12)beach home that has been superbly maintained, updated and stylishly decorated! This luxury home includes 3 common/living areas, a sitting area to enjoy your company, a family room open to the kitchen with plush leather reclining couches and a 49" Roku HDTV with Xfinity. Upstairs, guests will find a giant media/sports center complete with a huge 80" HDTV, a rotating game table for playing air hockey or pool and a basketball arcade game. The main level boasts an open floor plan with two of the common living areas on either end of the fully equipped high end kitchen. This floor also houses the Master suite with a King-sized bed, as well as another Queen bedroom. Venture upstairs to find 3 bedrooms and 2 bathrooms. A few blocks from the ocean and only four doors from Center Street where most of the Island's restaurants and shops are located, this home's location is ideal! Additionally, it is only three doors down from the Lost Dog Restaurant – the most popular place on Folly Beach to gather with locals and visitors for breakfast or lunch. There is also a gas station/convenience store located just a short walk away on Center Street downtown. Pool, "Beach" and Games The large saltwater pool will be the highlight of your stay (a walk-in shower and commode are nearby). Enjoy the sun and a drink poolside, on the upper level porch or in the sunroom while watching the family frolicking at the "beach" and pool below. The beautiful pool is adjacent to your own private beach with white sand, a veranda, and a fire pit with 6 Adirondack chairs where you can enjoy playing volleyball, badminton, cornhole, a ladder toss game, and Bocce Ball (all game sets are provided). Also, there is a ping pong table and a magnetic dart board game in the enclosed area under the house! The pool can be heated upon request for an additional fee of $40.00/day (added to your reservation after booking). If not requested at the time of booking, this option must be requested and paid for at least two days in advance. Pool heating can only be requested for the entire length or remainder of your stay. If you would like to add this option, please notate this when making your reservation or contact our office during office hours at (843) 709-2876. **Please note that the pool does not get higher than 75 degrees during the colder months from mid December through February/mid March. Also, the pool temperature will be affected by the weather and very cold weather may keep the pool from reaching even 75 degrees and we cannot guarantee a certain temperature for any day of your stay. No refunds will be given, including if weather conditions prevent your use of the pool. The pool heater thermostat will be set to 82-84 degrees F. Contactless Check-In: This home is equipped with a KEYLESS ENTRY SYSTEM and a door code will be provided prior to your arrival date. PARKING AND ACCESSIBILITY: This home can accommodate 4 cars on it's paved driveway and public parking spaces are located along the street. The home is accessible from stairs inside the enclosed ground floor with a motorized chair lift for the disabled or for hauling up suitcases and groceries. A stair-climbing 3-wheel dolly is also available for moving your belongings from your car into the house. There is a propane grill available for your use. No pets allowed. This is a non-smoking property. No events or parties allowed. Check-in time: 4PM; Check-out time: 10AM. 50% Deposit required at the time of booking, the remaining 50% is due 30 days prior to check-in. You must be at least 25 years old to rent this property. WEEKLY SUMMER RENTALS run SAT-SAT (June, July, August). The rest of the year is a minimum of 2 - 4 nights, depending on the season and are subject to change daily. In order to comply with Folly Beach's new strict noise ordinance, we now use noise sensors in our properties. NoiseAware is a smart home device that measures decibel levels, is 100% privacy compliant and do NOT listen or record. If the noise level exceeds the legal limit for FB, you will receive a friendly reminder text message to turn the noise down. This will help avoid any violations with the FB police that can result in a $500 fine as well as result in major penalties for the homeowner. The Folly Beach NOISE ORDINANCE is from 10 pm to 8 am. Each property is listed with the maximum occupancy for the home (number the house sleeps). House parties, weddings, functions, events, bands, DJ's, etc. are prohibited. Please remember to be kind and courteous to your neighbors and your contract states that the use of premises shall not disturb or offend surrounding residents. If the occupancy is misrepresented or a disturbance is reported at the property, we reserve the right to terminate your rental agreement and will require that you vacate the property immediately, without refund.
