WHAT WE LOVE ABOUT THIS PROPERTY: You’re up high looking over the river with some good privacy features.  The cabin has spacious ceiling heights and feels light and airy.  Bedrooms are at opposite ends of property and the master bedroom on the river side has an ensuite tiled walk-in shower.  Large lawn gently slopes down to the rivers’ edge where if the levels are right, you can cast your line there.  Rent our next door sister cabin the Lower Deck, to expand your group size and experience. Continue reading at bottom of description for more info** ABOUT THE WATER : This river is very cold and swift even in August. (Makes for great cool breezes on summer evenings). It is tail waters from two dams and levels fluctuate daily. You may or may not be able to easily stick your toes in the water. Anglers' and Jack's Resort rents John boats and trout guide services economically. Boats can take you to confluences of other creeks where you can swim. Really fun! Confirmed guests receive our Locals' Guide and we'll tip you to our favorite swim holes you can drive to, fishing and more. PROPERTY LOCATION: Property is paved all the way to the door. There are gently graded steps to enter the unit - see photos. It is about 10 minutes from our world class Blanchard Caverns Recreation area and OK Trading Post with horse trail riding.. It is 5 minutes from Angler's restaurant/ Fishing guide services and 10 - 15 minutes from shopping, medical in the town you're going to fall in love with, MOUNTAIN VIEW ARKANSAS. Some other area attractions include North Sylamore Creek Access, Ozark Folk Center State Park, Loco Ropes Course (tree top adventures), Arkansas Craft School - all within about 15 minutes. RENTAL AMENITIES and VARIANCES: 1000 SF, sleeps up to 6; 1 queen, 2 twins and one full size sofa bed in common area. ~ kitchen with full size appliances, drip coffee maker, microwave, cookware, dishes, and cooking utensils ~ open front porch with propane grill, lounge seating and a dining table for 4-6. ~ 2 full baths ~ full size washer and dryer on ground floor accessed from outside ~ wifi via DSL - about 3MB - enough to stream movies ~ cable TV ; and smart TV for streaming Netflix, Hulu, Youtube or thousands of other options with your logins. ~ so /so cell phone signal here - can also enable wifi calling on your smart phone ~ bonfire pit and camp chairs ~ central heating and cooling ~ enclosed parking+- 900 sf for nominal additional fee Supplies included in fee: all bed, bath and kitchen linens for number of people contracted. Also body, hand and dish soap, trash bags, basic cleaning products + tools, and toilet paper. Starter supplies (1 or 2 day depending on personal usage): paper towels, ground coffee , filters and sugar, laundry pods, salt and pepper and cooking oil. BYO toiletries such as shampoo PETS: We love dogs. And they are welcome here for an additional fee of $60/1, $80/2, and $100/3 - a flat fee for the duration of your stay. Heads up the pet fee is not included in most quotes you see on certain booking sites --- even if you select you are bringing a pet. Send us a message you will be bringing your fur babies on vacation and we will charge the fee after your confirmation. See further rules in the rental agreement. For example: pets are not allowed on furniture but we provide doggy sheets if it's difficult to keep them off - like ours! ABOUT US, THE BOOKING PROCESS AND FEES We are Ivy Vacations LLC, a professional vacation rental management company. We are readily found in a search. We love the area and mostly live very locally to the properties. All properties are self check-in – with key code – after 4pm. Check out is 11. Confirmed guests received our self-penned "local's guide" to the area. Email you provide is important. We send welcome and access info there. Check your spam please. Taxes and clean/supply fees are always required as is a processing fee that varies dependent who you are booking through. We cannot accept CANCELLATION variances due to personal reasons or area attraction closures. If we are mandated to close our rental operations, you will be refunded 100% or given the option of credit for future reservation good for 12 months. 1. We've lowered the down payment to reserve from 50% to 15%. IT IS NON-REFUNDABLE. 2. If you need to change your reservation due to COVID related government mandates, we will apply your monies paid towards future reservation good for 12 months from booking date. 3. If you prefer to just cancel, we will retain your monies paid according to the policy timeline, refunding the remainder. We always refund 100% of cleaning and pet fees 4. Please note that 3rd party sites like AirBnB have different polies in effect. Please read their fine print. PENALTIES: 15% anytime 15% = down payment price then an additional 50% within 30 days of arrival or 75% within 14 days of arrival
