Fully renovated in 2020, with all new furniture & equipment, fast internet, detailed for telecommuting & longterm stays: ideal, all inclusive base for virtual professionals or homeschooling families, or beautiful turnkey solution for temporary insurance or corporate relocation. Extended stay discounts: 5%/week, 10%/2 weeks, 20%/3 weeks & 30%/4 weeks. Private owners offer unique spaces & dates, and it is the guest’s responsibility to get CFAR - cancel for any reason - travel insurance. Our cancelation policy will be enforced, even if you choose not to get travel insurance. We require the signing of a lease & take a direct payment for the security deposit & pet fees. We describe all spaces accurately, so please ensure this home is suitable as offered before booking. MAIN LEVEL: Open plan living area with 2 convertible sofas & 55” smart TV, 6-8 convertible dining table; fully equipped kitchen with lots of storage; full bath with tub; BR1 with Queen storage bed, daybed, desk/chair; BR2 with Full storage bed, sofa, desk/chair & shelving. LOWER LEVEL: Family room with 70” smart TV, convertible sofa, electric-only kitchenette with breakfast bar, laundry area & pantry; dining table facing TV; office nook with large desk; Full bath with shower; BR3 with Queen storage bed, desk/chair, shelving; BR4 with Full storage bed, small desk (height adjustable) & stool; private owner’s utility closet (to remain accessible at all times). WIFI & ELECTRONICS: fast FIOS Internet plus mesh network, 6 Roku TVs with Netflix, Amazon Prime, numerous streaming channels, or your login for your app subscriptions (ensure logout before check out). AUDIOVISUAL/SECURITY: Ring cameras on all entrances & driveway, to ensure the count of registered guests and care for property. CONSUMABLES: Starter pack of toiletries, toilet paper, paper towels, dish & laundry soap, trash bags & and pantry staples so you don't have to run to the store as you just arrived. However, please replace what you consume before you leave, as this home is mostly organized for self-catering longterm stays. OUTDOORS: Covered front porch; large deck furnished with lounging, dining and BBQ; lower level patio with fire table & zero gravity chairs. PARKING: room for 2-3 cars, or 1 car and 1 small camper, 30 amp outlet for RV/EV charging. No overnight street parking ($50 fine) (owner will retain use of garage and keep 1 vehicle onsite). LOCATION: Ideal location close to public transportation, several highways, numerous malls, international restaurants, recreation & parks, yet quiet neighborhood. Please use mapping apps to find all transportation options & simulate travel times: distances are good, but traffic at travel times are the main factor. Check for great NYC luggage storage & parking apps: many affordable options if reserved online in advance. Please ensure you are happy with our location before booking. We are ABSOLUTELY NOT a party house, and make every effort to keep the neighbors & city happy. We will evict immediately & keep both rent & deposit if you break this agreement. Our booking requirements are: BEFORE ENQUIRY/REQUEST: complete profile incl. self-portrait, government ID, full contact information incl. cell phone, telling us the purpose of your stay, full name of responsible party & each member of your group, each guest’s agreement to our house rules. Reservation platform permitting, we also require favorable reviews/ratings from previous hosts. AFTER RESERVATION: send picture of photo ID/passport for each guest, and direct/private email & cell phone number you will be using during your trip. We strictly adhere to this policy & all above must be completed within 24h of your booking or it will be canceled. CHECK IN: We try to welcome our guests in person, so that we can verify identity, count of registered guests & so that we can show the house & where to find everything offered. If we happen to be unavailable, we will let you know the door code. HOUSE MANUAL & RULES can be summarized with: please enjoy but protect this home, be safe & sustainable, leave all spaces as you found them & respect the peace for our neighbors. - We offer flexible pricing for 2-10 guests: this platform will calculate charges automatically when you enter the correct count of guests. - Not suitable for infants or toddlers due to open staircase to lower level & yard open to the street. - Take off shoes upon entering & only keep 1 pair by the door to keep exits clear (shoe closet and trays). - No rolling suitcases, nicking thresholds or smudging floors: carrying only. Careful not to scratch any walls & doors with luggage either. - Enjoy the fully equipped kitchen or delivery: 2 mini-malls 0.3 miles away, many local restaurants deliver when ordering direct, or use ChowGopher, Über Eats... apps. Britta filtered pitcher & some condiments, tea, coffee... available also. - No eating in the living spaces or bedrooms or on any upholstered furniture: dining & deck tables only please. - We recommend earplugs for train/cosleeping noise & eye covers if room darkening blinds are not sufficient. - Only flush toilet paper: absolutely no “flushable wipes”, tampons or any item other than toilet paper. - Self-catering: we provide bedding & towels, and starting kitchen & bath supplies. Long term guests should provide for themselves & replace consumables. - Close all windows before turning on the heat/AC. No heating over or cooling under 74F please. - The one time cleaning fee is for turnover only & includes the typical time to deep clean & launder all bedding after check out. Please maintain all during your stay as you found it at check in. Longterm guests should expect regular housekeeping checks. Fee-based cleaning is available for longterm stays. - Separate trash/front & recycling/back (commingle plastic/glass/tin/paper) in the drawer by the backdoor. When full, take trash BAG and recycling BIN outside: by the driveway, place trash BAG in large black top bin, and DUMP recycling in large green top bin (then take recycling bin with bag back inside). Place large rolling bins on the street against the curb THE NIGHT PRIOR town scheduled pick up (see schedule by steps). We will not sort your garbage & will pass on fines: please be sustainable. Neighbor Bill is our caretaker & will help us monitor housekeeping as well. - No loitering or loud talking on the deck, backyard or street at any time. Quiet hours are 9pm on school nights & 10pm otherwise: strictly enforced in this quiet family neighborhood. - No parties & no visitors: access strictly reserved to registered guests, to avoid excessive wear and tear, for insurance & liability, and to keep the neighbors happy. - NO SMOKERS! Please do not rent this home if anyone in your group is a smoker, as the body odor will get into the beds, sofas and linen anyway. Absolutely no smoking/vaping on the entire property: not in the house, yard, or even along the neighborhood. We will file a claim and retain your deposit, based on smell, if we find butts anywhere or if we receive complaints about you littering the neighborhood. - Zero tolerance for substance use, and intoxicated, unruly, loud, disrespectful or any damaging behavior: we will evict you immediately and keep both the rent & security deposit. - Garage & downstairs utility closet are owner-only spaces, monitored and must remain accessible. - All exterior entrances & driveway are monitored by audiovisual recording devices as well, to help ensure the respect of this agreement, help protect you and our property and care for our neighbors. - Certified service animals with proof of services rendered must accompany the owner at all times and cannot be left crated or unattended. ESA are only accepted within legal requirements. Pets negotiable with both a security deposit and non-refundable cleaning fee. - Please discuss all we can do to improve this home and your stay within 24h of check in! - We look forward to rating you as 5 star guests, which will show on your profile, and allow you to instant book even more listings with high requirements. CHECK OUT EXPECTATIONS PLEASE: - Let us know immediately if anything got broken or damaged during your stay, so that we can involve the insurance to get it fixed ASAP. - Housekeeper comes shortly after 10am, to ready the house for turnovers. - There is a $60/hour penalty for up to 2h of early check in or late check out (cleaners’ fee as they’re waiting or to double the cleaners). After 2h, we charge another night as there is not enough time to turnover the listing, PLUS any charges for relocating the next reservation. - Leave all spaces as neat as you found them & check that you don’t forget anything. - Take all your trash & recyclables outside as described above. - Turn off all lights, fans & place thermostats on 60 for heat or 80 for AC. - Check that all exterior doors & windows are closed and locked. - Use the front door for leaving, then press the lock button on the keypad. - Test the door one more time, before getting on the road.
