Waterfront Home on private Island with dock

Longvue is a St Augustine Old-Florida Cottage located on an historic private island set on the Intracoastal Waterway (marker 36). The house fronts 330’ of frontage on the North River surrounded by Guana/Tolomato Matanzas National Estuarine Research Reserve (73,000 acres) and Stokes Landing Conservation Preserve (300 acres). The 10 acre island is surrounded by rivers, marsh flats and fresh water ponds. Boat/Kayak to the National Reserve and walk the trails to S. Ponte Vedra Beach. The house is an open and bright 2,600 sf stucco/concrete block cottage with vaulted beam ceilings and french doors leading to wrap-around brick terrace. Property has full canopy of coastal live oaks and plenty of open yard to relax and enjoy the pristine aquatic and coastal preserve. The Master suite is downstairs with porch and three bedrooms upstairs (one a loft balcony). Separate Family / TV Room and office conservatory (see Floor Plan in photos for bed layout). We just installed a new high end HVAC system with variable speed condensing unit and dehumidification as well as new well water/irrigation pumps and new Septic Tank/drain-field to minimize any issues during your stay. There is a new Publix grocery approximately 1 mile north of Stokes Landing road on US1. There is a raised wood dock over the marsh to a tidal floating dock for boat access (due to tidal conditions, there is a relatively steep entry access to the dock and the dock boards are weathered and not in perfect condition due to frequent storms- structural bolts and fasteners were recently replaced and deck boards fastened). We would recommend renting canoes or kayaks from the local companies for your stay as they have up to date and safe equipment. Note: The neighbors to the north will be starting construction on their home in April so there will be construction activity during the day through December. Our property is 330 feet on the water/marsh so there is plenty of open yard to the south. The lots are over 1 acre lot so there is an open lot space between the house to the south for yard play.
