In the middle of Greenport Village - walking distance to train station, Jitney stop, and Shelter Island Ferry as well as the best North Fork restaurants, vineyards, bars, and beaches. Two bedroom home with ground floor fireplace, outdoor shower (not enclosed), and beautifully landscaped outside patio w/grilling & dining areas. The living room and kitchen have enormous original boathouse doors that swing open and create a unique indoor/outdoor space, perfect for putting on a record and relaxing and reading with a breeze in the sunny mornings, warming yourselves by the fire, or cooking and enjoying a glass of wine on the outdoor grill and in the kitchen. Enjoy a glass of wine and a good book on any of the three (3!) outdoor areas including adirondack chairs and porch swing, yet still be only a 2 minute walk to all that the village has to offer. The primary areas you will enjoy are the main floor living room (with Samsung Smart TV (bring netflix/HBOGO/Amazon Prime passwords!), lots of board games, and record player, dining nook area, and kitchen, together with the outdoor areas on three sides (swing and adirondack chairs to the back, brick patio to the south, and dining patio to the north with the gas outdoor grill). The half bath is off the living room on the ground floor. You will also have access to the basement storage and laundry area, and 2nd floor master and guest bedrooms and master bathroom with large jacuzzi tub, shower, and his & hers sinks. I am always available to communicate with at all hours of the day, and have nearby housekeepers that are available if help is needed on-premises. The house is central to all Greenport Village has to offer, including being less than .2 miles from the charming shops, farm to table restaurants, and cocktail bars. It is also .1 miles away from the water at Sterling Marina at the end of the street, and 1.5 miles away from Gull Pond Beach (makes a nice morning walk). In addition one of the best vineyards on the North Fork, Kontokosta, is only a mile away. The house comes with parking space for 1 vehicle. The Hampton Jitney and Long Island Rail Road Greenport station are both .5 miles away. Additionally, the Shelter Island Ferry is less than .5 miles away (perfect place to explore by bicycle) Winter Renters: We use and love the house in all seasons, and enjoy getting cozy by the living room working fireplace. However, the age of the house, tall ceilings, and many large beautiful windows do make it difficult to maintain high internal temperatures in extremely cold outside temperatures (~20 degrees and below). Outside temperatures this cold are rare, though they do happen. Happy to discuss further if this is a concern.
