Branch Hill Cabin is located on the privately owned, Branch Hill Estate. This gated estate is also home to Branch Hill Manor House and Branch Hill Farm. Branch Hill Cabin is an authentic log built luxury cabin perched on one of the highest points in the county that provides for amazing sunsets and impressive views of the valley below. BEFORE BOOKING: Please be sure to note that there is required info the must be provided within 24hrs. of requesting your booking or your request will be removed from the calendar. Any requests to reinstate your reservation will result in a administrative fee. ALSO: If you reach out to us on a third party booking platform (instead of our direct website/email) please know that we will have to book you on that platform. If you found us organically (via internet search, etc) and don't want to book on a platform that charges extra booking fess you will need to reach out to us through our website and NOT through a booking platform's messaging system. We understand sometimes guests can be confused by this as when "googling" the name of our rental company will often return results for these third party booking platforms who try to direct traffic to themselves as they make money when you book on their sites with the higher rates, of course. Our base nightly rental rate includes the first 5 registered guests. After the first 5 guests there is an additional charge per person per night of your reservation up to our maximum occupancy of 15 guests. **PLEASE do not book or request to book this property if you are interested in or intend to have family, friends, etc. visit you at the property during your stay. We can NOT allow visitors to the property outside of those included on the reservation regardless of wether they intend to spend the night or not and MUST enforce this rental policy per our liability and rental policies. This is part of the legally binding short term rental agreement you much sign when booking your stay and we must uphold that agreement in its entirety. ** Anyone that would like to visit the property during your stay must be included on your "registered guest list" so they are able to be at the cabin. If you need a place to stay that you can invite others over to visit and you do not want to add them to your reservation, we respectfully ask that you find another property that is able to allow you to use their property and vacation home in that manner. Branch Hill Estate requires the following within 24hrs of your booking request: 1. STR agreement must be electronically signed online within 24hrs. of booking your stay. 2. Photo ID matching the booking name and signed named on the rental agreement must be provided to Branch Hill Estate. 3. First and last names of all adults and first names and ages of all children/babies on your reservation will need to be provided via email to Branch Hill Estate prior to check-in info being provided. 4. Refundable Security Deposit of $1000 must be remitted to Branch Hill Estate before check-in is permitted (due 48hrs. before arrival) due either by credit card or through Venmo or Paypal only. 5. Hot Tub? Let us know when booking your stay if you would like to use the hot tub. It can be added at a rate of $25 per day. Requests/payments for the hot tub outside of the first 24hrs of booking will include an additional $50 administrative fee. Be sure to request it right away to avoid the additional fee. 6. Cancellations*: We do not offer refunds for cancelled stays or changes to the booked dates for any reason outside of our cancellation policy. If you would like to insure your stay we encourage you to purchase traveler's trip insurance. It is an option when you are checking out and is offered by a third party insurance agency. You may also purchase it independently through your own source. Now, let us tell you more about the cabin: Authentic Timber Frame Log Home located on a privately owned gated estate sitting on top of a ridge overlooking the Little Miami Valley in Loveland Ohio. Bring your large family or group to stay a few nights or a while longer. This cabin comes with two large decks looking toward the sunsets in the west and two decks looking east toward the hobby farm pastures and barn. Inside features two first floor king bedrooms, a full bath with a tub/shower, a fully remodeled kitchen with oven/stove, dishwasher, fridge and garbage disposal. Kitchen also features a large counter bar and is adjacent the large dining room featuring a dining table that can accommodate 10+ people. The family room is open to the dining room and kitchen and features a large brand new stone wood burning fireplace. Next to the family room, in the large entry space, sits a pool table for your enjoyment as well. Sleeping for 11 upstairs includes 5 single twin sized beds, one twin daybed with twin trundle, and a full sized futon, twin size pull out ottoman and a Queen bed. There is also a large full bathroom upstairs featuring a large soaking tub and separate walk-in shower. The entire upstairs is a large open room with doors on either end that open to balconies including rocking chairs for enjoying the sunrise or the sunset. Also upstairs is a media area with a tv, a TV with HBO and cable, an Atari 2600 with 105 games and two controllers and a full bath with a large soaking tub and separate shower. There are rustic pine hardwood floors throughout the both the main level and the upper floor. The Lower Level/Basement walks out the rear patio where the hot tub is located. This level features a game area, sofa area with Smart TV, kids play areas, full sized air hockey table and a full sized driving video arcade game and an additional full bathroom (walk in shower, sink & toilet). We also provide a pack n play with fitted sheet in case you should need it for your little one during your stay. The home is complete with all the creature comforts and many of the essentials you will need during your stay including a fully stocked kitchen with plates, bowls, pots and pans, drink ware, silverware and cooking utensils. There is also a drip style coffee pot, coffee filters and coffee and tea available at the home. An additional Keurig coffee maker is also available for you bring along your coffee pods for use in during your stay. A toaster and slow cooker is also available for you to use and a kettle for heating up water. We also provide shampoo, conditioner and soap so you don't have to pack your own if you would like to save the space in your luggage. There is also dish soap in the kitchen and hand soap in the bath rooms. And, of course, starter sets of toilet paper and paper towels and trash bags (it may be necessary to purchase more for your stay if you use what we have provided as they are only replenished between guest stays). And, of course, plush bath towels and wash cloths of one each per guest (you may wash them in our provided washer and dryer during your stay if you wish, but be sure to bring your own detergent). Outside there is a fire pit area with seating and a Weber gas grill with propane tank on the deck for your use. We provide the propane for the grill and a starter set of firewood for the fire pit. Also, while you are renting Branch Hill Cabin for your sole use, please understand that you are not renting the entire estate or farm solely for you during your stay and our normal activities on privately owned property will occur during your stay. There is often plenty of activity going on out there on any given day and may include activities that you feel are noisy, etc. as their may be tractors, farm work, animals making noise, building of or repairing of things, etc.. We are also in a very populated suburb area and one of the only large tracks of land left. Due to this there is new construction and/or remodeling of other homes and properties going on from time to time outside of the estate and outside of our control as there are neighboring homes around. We are NOT located out in the middle of no where and with that comes the trade off of not being able to control others that live with in earshot of the estate. While this has never been a problem for us please make note that if you are looking for a completely private setting that is miles way from civilization this is not going to be the right fit. Our property is located 1 mile from Interstate 275 and is a popular suburb of Cincinnati for both tourists and locals living in the area. Note the estate also has exterior only cameras are night vision and are in operation 24/7. By renting the cabin and agreeing to our rental policies/house rules you are acknowledging there presence and agree to not tamper with, cover or in any other way try to destroy or turn off any cameras on property. Tampering with any of these will result in at $250 fee and may end in immediate termination of your stay. Thank you and we look forward to hosting you soon!
