PLEASE READ the ENTIRE OVERVIEW (below) and the RENTAL AGREEMENT before BOOKING to AVOID any CONFUSION and/or MISUNDERSTANDINGS. OVER 99% of OUR GUESTS WERE VERY HAPPY with THEIR STAYS as YOU CAN SEE from THEIR GREAT REVIEWS. However, there were a few awkward situations in the past because the renters had not fully read the Rental Agreement, the House's Rules, and the House's Description/Overview. ****THIS PROPERTY IS IN A SUPER QUIET NEIGHBORHOOD WITH MANY RETIREES SO, PLEASE KINDLY DO NOT BOOK IF YOU PLAN ON HAVING PARTIES/EVENTS, or LOUD ACTIVITIES. THIS PROPERTY IS FOR PEACEFUL STAYS ONLY. Amazing view of the private lake and swimming pool from this remodeled home. This house offers all of the comforts you are accustomed to at home. It is located in the prestigious Champions Golf Club Community. If you love a peaceful atmosphere with a gorgeous lake view (blue & clean water), big trees and shade, ducks, birds, turtles, squirrels, huge backyard, upscale & super quiet neighborhood, then this place is for you to enjoy & relax. Easy access to SH-249, Beltway 8, I-45, the Woodlands, George Bush International Airport, and downtown. Many great restaurants, upscale shopping centers (walking distances), grocery stores, and Willowbrook Mall are nearby. The Vintage Park with many more restaurants, shopping, and nightlife is within a 10-minute drive. ***All new, high-end furniture *** * The "Main" house has 3 private bedrooms, 2.5 baths, a huge living room, kitchen, dining room, breakfast room, and utility room. The very large master bedroom (second floor) has a King Bed and a futon bed/couch with a coffee table. Each secondary bedroom (#2 & #3), on the first floor, has a Queen bed. * The "Guest" house (attached to the main house) has its own private large bedroom, full bathroom, living room, and also its own entrance. The bedroom has a King Bed. The living room has a foldable sleeping couch (Queen size.) The guest house is for sleeping only. If you book for more than 7 persons, the guest house will be automatically included in your rent. RENTAL RATE: The advertised nightly base rental rate is for the main house (3 bedrooms, 2 and 1/2 baths) ONLY which can accommodate up to 7 persons (very comfortable for 3 couples and a kid.) Note: if your group has 7 people, one of them has to sleep (if stay) on the futon bed in the master bedroom. Additional persons (from the 8th up to the 10th) will stay in the private and beautiful guest house. However, if your group has fewer than 8 but also wants the guest house, you just pay $59 extra per night. NOTE 1: The fridge in the guest house is not for guests' use. NOTE 2: If your rent does not cover the guest house, it will be locked. BOOKING: The primary renter is required to book for all guests (10 maximum.) regardless of staying or just visiting at this property; no exceptions. This property is rented for use by the booked/paid guests only; no exceptions. APPROVED GUEST LIST (Required by the HOA Security): At least ten (10) days before the check-in date, the primary renter is required to provide the below information. NOTE: If not provided in time, the booking shall be canceled at the renter's fault. 1. Primary renter's full name, age, phone number, and current legal address. And also, 2. A list of all other VRBO booked/paid guests; just the full names, ages, and cities. ***The total number of guests on the LIST must NOT EXCEED the booked number on the VRBO record. PROOF of PRIMARY RENTER's CURRENT RESIDENCY (Required by the HOA Security): At least ten (10) days before the check-in date, the primary renter is required to provide a copy of any of the below documents showing the primary renter's name and current legal address. - The primary renter driver's license and proof of car insurance, or - Any current utility bill (electric, water, or gas), or - The latest home/apartment rental receipt, or - The latest pay stub. OCCUPANCY: The primary renter agrees that any extra unauthorized guests not on the Approved Guestlist shall be charged $100 per person per night for the whole stay period of the primary renter, regardless of staying overnight or just visiting. To avoid this costly and unnecessary charge, please book for all guests. PARKING: Three (3) vehicles maximum if you reserved the main house only; or Four (4) vehicles maximum if you reserved both the main house and guest house; no exceptions. The extras will be towed away at the renter's expense. LAKE: No fishing, swimming, or using water toys in the lake (HOA insurance liability limits) POOL: No loud activities at the pool. No pool activities after 9:30 PM. Children must be supervised by an adult(s) at all times; no exceptions. The pool is 100% private for your family. It is not heated and so, it may not be swimmable during the cold season. The pool is serviced (cleaning & chemical checks) once per week. Please note that the pool is surrounded by many big trees and so, leaves, pine needles, and flowers are constantly falling into the pool. Please help use the provided pool skimmer net to skim them out. For the safety of small children, we have just installed a fence around the pool. ABSOLUTELY NO PETS! If found, the fee is $500 per pet; no exceptions. SECURITY CAMERAS: For your safety, there are cameras on the outside of the property. VACATION RENTAL AGREEMENT: Please read it entirely during the booking process. The primary renter agrees to comply with all rental policies, terms, and rules of this agreement. *** Finally, PLEASE KINDLY DO NOT BOOK if 1) YOU INTEND TO BRING EXTRA UNAUTHORIZED (non-booked) GUESTS (Age 0 to 18+) BEYOND the APPROVED GUEST LIST to THIS PROPERTY AT ANY GIVEN TIME DURING YOUR STAY (Term #3, #4 and #6 of the Rental Agreement,) or 2) YOU PLAN ON HAVING PARTIES, LOUD ACTIVITIES, or 3) YOU ARE NOT ABLE to PROVIDE PROOF of CURRENT RESIDENCY. EVERYONE NEEDS TO BE BOOKED (10 Max), REGARDLESS of STAYING or just VISITING at the HOUSE. WE DEEPLY APPRECIATE IT *** Thank you for your understanding.
