Our hot tub is drained and filled between each stay and takes several hours to get to optimal heat, and therefore may mean it won't be hot immediately at the time of your checkin. We advise guests to give the hot tub till the morning AFTER their check in to reach full heat and/or contact us about remediating temperature. Please note that our properties are privately owned homes, and therefore sometimes appliances or household systems (HVAC, Plumbing, etc) may unexpectedly malfunction. While we will do everything in our power to address any functionality issues as quickly as possible, we cannot offer refunds- full or partial, cancellations, or alternate accommodations unless the property is deemed uninhabitable. We ask guests to please observe outdoor quiet hours between 9:00 pm and 6:00 am. For those unfamiliar with booking short term rentals, please note our process of serving our guests: -You book instantly, or request to stay and we say YES!!! :) -We'll immediately send you some basic information, as well as a rental agreement we require each guest to sign. You do NOT need to include payment info for a security deposit, but you do need to sign in agreement to the terms. -2 hours prior to your arrival, you'll be texted, and emailed directly or through your booking platform (hey, we wanted to be thorough!) with a code to access your rental unit. -You arrive and love everything! -You enjoy your vacation, reference your virtual guest book for checkout instructions (don't worry-- we'll send them to you, too!) and leave the house as close to how you found it as possible (please let us know of any issues, damage, etc-- we'll see it anyway, and it makes our lives easier to know ahead of time!).
