Lovely 2BR Suite in Desirable Neighborhood Near DU

Unwind and enjoy the city in our cozy and clean guest suite! We are experienced hosts happy to share our clean and well-furnished guest space with visitors. We live upstairs with our dog and the guest suite is in the basement. We are happy to host you while you decompress or explore the city, but PLEASE READ HOUSE RULES AND OTHER DETAILS BEFORE BOOKING! The space Enter the private suite through the back of the house. There is a privacy door that separates the units, but we will share the back door entrance to let our pup out and access the backyard. There is a privacy current being installed downstairs for additional separation. The suite includes 2 clean bedrooms with ample closet space, a private bathroom with double sinks, and living room with mini-fridge and microwave. The couch is a pull-out which can comfortably sleep 2. The space is a calm and relaxing respite from your busy sight-seeing schedule. Guest access This is a basement suite located in our home. A keypad entry means you can come and go from the back entrance as you please. We use the front door as our main entrance to help maintain your privacy, but will share the back entrance at times to let out our dog and grill when the weather is nice. She's a friendly pup who is learning her manners and loves meeting new people :) We would never access the suite without coordinating with you first (only during extended stays to access the laundry), and have installed a privacy curtain at the bottom of the stairs. The front yard and front entrance we like to keep private, but the backyard is a shared space, so we may cross paths at times. The neighborhood Enjoy the cozy comfort of a quiet neighborhood in South Denver, with easy access to Denver University, Washington Park, and South Pearl Shopping district. Enjoy beautiful sunsets from Harvard Gulch Park, just steps away from the house. Plenty of restaurants, grocery stores, and necessities located nearby, with many convenient options for accessing downtown. This is a quiet and comfortable resting place away from the chaos of a busy a day on the town! Other things to note There is no kitchen or means for cooking meals beside simple microwaveable eats. The washer and dryer located in the suite are shared. In the off-chance that we’d need access to the machine during your stay, we’ll be sure to coordinate with you ahead of time and arrange to do so while you’re out and about. No pets and NO smoking on the premise (420 or otherwise). Unfortunately due to guests abusing our leniency in the past, we will not tolerate ANY smoking of ANY kind in and around our home. You will receive a 1 star review and be subject to a $200 additional cleaning fee for failure to follow these rules. We reserve the right to enter the suite at anytime if we smell or suspect that there is smoking occurring during your stay, and you will be asked to cancel your reservation and immediately leave the premise. The guest WiFi maxes out at 30Mbps. It's fine for general internet surfing, but not ideal if you need to stream 4k or video conferencing. The space is NOT appropriate for multiple guests working from home simultaneously. We also work from home at times and there simply is not enough internet bandwidth for multiple devices on line. Ceiling height is approximately 6 1/2 feet in the rooms, lower in the hallway and stairwell. If you're over 6' tall, you'll have to watch your head in the hall. This unit does not have air conditioning. Fans are provided to help keep it comfortable. We keep the thermostat set at 68 degrees in the winter. We will not accept requests to change the temperature of our home, unless there are extreme weather conditions outside (below freezing temperatures). There is a space heater and plenty of blankets if this temperature is uncomfortable for you. We live upstairs and noise does transfer between floors. It is very similar to living in an apartment. We’ll keep our noise to a minimum while you’re in the building and kindly ask that you do the same.
