This hundred-year-old farmhouse is the perfect Catskills getaway. Less than 2.5 hours from Brooklyn (even less from Manhattan), the home faces a NYS DEC-stocked trout creek with public access for fishing or just splashing around. There’s a spacious yard with front and back porches and plenty of grass. Just a three minute drive to the Delaware Rivertown of Callicoon, with all the conveniences: shops, restaurants, and the best farmer's market in Sullivan County. The space is great for families and groups, with four bedrooms and lots of space to hang out and lounge. Each room is equipped with a fan and all new linens and towels; the kitchen is stocked for home cooking with spices and pantry staples. Two of the larger bedrooms also have AC units in the Summer. We have a dishwasher, microwave, toaster, kettle, blender, coffee maker with coffee from a local roaster and a variety of teas available. The washer/dryer is on the main floor and is accessible to guests. There is also a record player with a Bluetooth speaker, Apple TV with Netflix and Hulu, board games and lots of books. The piano is tuned and we would love if you played. On cool evenings, the gas fireplace adds instant coziness. One of the bedrooms has a designated “work from home” area with a desk, but the dining room and kitchen also make nice workspaces. Outside, there are front and back porches, a grill, fire pit, and an open, grassy yard perfect for lawn games. We have lighting on the porches so you can enjoy the outdoors in the evenings. The creek across the street is public-access and popular for fly fishing. If you’re not a fishing expert, it’s also a great spot to wade or even dunk in the water. You can swim in the Delaware River, which has many nearby access points (I recommend driving four minutes to the Delaware Youth Center in Callicoon, where you’ll see signs for public river access). It is the Catskills, so water-friendly shoes and bug spray are recommended. Hortonville is a tight-knit residential community just two miles down the road from the charming town of Callicoon, which sits along the Delaware River. Hortonville is very walkable, but please do be aware that we have neighbors so while the house and yard are fairly private, you won’t be completely isolated. We love the convenience of being close to town. We are able to accommodate pets and longer stays on a case-by-case basis. The only reason I haven’t allowed children under two is our beautiful original wood floors are uneven and not ideal for crawling. The house is not baby-proofed. Hortonville is a historic hamlet on the north branch of Callicoon Creek, only a few minutes from popular destinations like Callicoon Hills, the North Branch Inn and Seminary Hill. Three minutes away in Callicoon, you’ll find the mighty Delaware river, a popular destination for fishing and rafting. Callicoon has everything you need: Peck’s supermarket, liquor and wine shops, Sunday farmers market, Spruce Home Goods, Catskill Provisions Distillery and restaurant, and many more. Check out the @visitcallicoon (Hidden by Airbnb) to see what is happening in town. You’ll find lots of swimming, hiking and fishing nearby. Narrowsburg is only 20 minutes away by car; Livingston Manor is 30 minutes away and Bethel Woods is 25 minutes away. The driveway is shared, so we have a strict two-car maximum to respect our wonderful neighbors. We have strong WiFi, but there is no cell service in Hortonville. I suggest enabling WiFi calling on your cell phone.
