This home is located in a pocket residential neighborhood, close to parks, shops, restaurants & public transportation to NYC & large NJ malls/outlets. You should use mapping apps to find all public transportation & simulate distances/travel times, as they depend on traffic. You can use the above mall address as your landmark. Please make sure you are happy with our location BEFORE you choose to stay with us. Check for great NYC luggage storage & parking apps: many affordable options if reserved in advance. It is interesting to rent/park or use rideshares instead of public transportation for groups larger than 4-6 guests. Our booking requirements are: BEFORE BOOKING/REQUEST: complete profile incl. photo with self-portrait matching verified government ID, full contact information, telling us what brings you to the area or the purpose of your trip, full name of responsible party & each member of your group, and each guest’s agreement to our house rules. Reservation platform permitting, we also require favorable reviews/ratings from previous hosts. AFTER RESERVATION: pay directly the refundable security deposits ($1,000 house and $250 per pre-approved pet), send picture of photo ID/passport and direct/private email & cell phone number you will be using during your trip. We strictly adhere to this policy & all above must be completed within 48h of your booking or it must be canceled. CHECK IN: Self-check in with code for our Schlage Encode front door lock. Please use the Ring AV-doorbell if you’re struggling so we can hopefully answer and help remotely. Neighbor Bill Ratty also has keys for emergencies, or may be able to answer urgent issues. The availability of help depends on your check in time. HOUSE MANUAL can be summarized with: Please enjoy but protect our home, be safe & sustainable, and respect the peace for our neighbors. - Take off your shoes upon entering, only keep 1 pair by the door to keep exit clear. - No rolling suitcases, nicking thresholds or smudging floors: carrying only. - Spiral & open stairwell can be tricky, especially with luggage, socks, children/elderly... Request a downstairs bedroom if any concerns, monitor children & no slippery socks. - Careful not to scratch any steps, walls, etc. with suitcases. - Keep the upstairs bathroom floor protected & dry, as flooding will cause damage to the downstairs TV area. - Close all windows before turning on the heat/AC, turn off all lights before bed/leaving...: please live sustainably. - No AC below 74 & no heating over 72 or you may damage the system and cause expensive claims. Please turn off all lights & fans, place AC/78 and heat/65 before leaving for the day to be efficient. Host reserves the right to do so if you forget (remote access to Nest WiFi thermostats). - Close skylight before leaving the house to avoid rain damage. - Close bedroom doors at all times, also to help keep the upstairs suite cool as heat will rise. - Enjoy the double kitchen; the refrigerator door offers filtered water & ice. - No eating or drinking outside of the dining area & backyard: not upstairs, in the living areas or bedrooms to avoid stains and bugs. - Bins are under the sinks: trash on the left, recycling on the right (commingle hard plastic/glass/tin/paper/cardboard, guide on the door in the pantry). When full, take trash BAG and recycling BIN to the patio on the West side of the house: place trash BAG IN the largest black rolling bin, DUMP/TIP the recycling bin in the largest green top (take indoor recycling bin with bag back inside). We will not sort your garbage & will pass on fines: please be sustainable. Next door neighbor Bill Ratty is our caretaker & will place them on the street by town schedule. - No smokers! Please do not book this home if anyone in your group is a smoker. Absolutely no smoking/vaping on the entire property: not in the house, not outside, not along the neighborhood. We will file a claim to remediate body odor, replace bedding or upholstery, clean up our yard or if anyone complains about littering the neighborhood. - No loitering or loud talking on the street: keeping neighbors happy is our priority. - Zero tolerance for substance use & intoxicated, unruly, loud, disrespectful or any damaging behavior: we will evict you immediately & keep both the rent & security deposit. - Quiet hours are 9pm on school nights & 10pm otherwise: strictly enforced to maintain the goodwill of our neighbors in this family neighborhood. - No parties & no visitors: access strictly reserved to paying and insured guests registered on the reservation. - We provide bedding & towels. Long term guests can wash these weekly if they wish. - The cleaning fee covers the average time for a deep clean & laundering of all bedding after check out: it’s a turnover fee. Please maintain all during your stay as you found it at check in. Long term guests should expect regular housekeeping checks. Fee-based cleaning & laundering available during long-term stays. - Owner reserves the right to have sound/image electronic recording devices of all exterior, entrances & owner-only (no guest) spaces, to monitor the correct count of guests & ensure the safety of our property. Neighbors are very helpful in monitoring all as well. - Certified, vaccinated and insured service animals are welcome, but must accompany the owner at all times & cannot be left crated or unattended. - We recommend earplugs for train/fridge/cosleeping noise, and eye-covers as there are no room-darkening window treatments upstairs: most love waking up with the sunrise, but bring protection if that’s not your case. - Please message us with any recommendations to improve our listing and your stay! - We look forward to rating you as 5 star guests, which will show on your profile, and allow you to instant book even more listings with high/strict criteria. Thank you again for respecting the above rules, so all people of goodwill can enjoy the stay! CHECK OUT EXPECTATIONS PLEASE: - Let us know immediately if anything got broken or damaged during your stay, so that we can involve the insurance and schedule our property manager to get it fixed ASAP. - Housekeeper comes shortly after 10am, to prepare the house for same day turnovers. - There is a $60/hour penalty for up to 2 hours of early check in or late check out (cleaners’ fee). After 2h, we charge another night as there is not enough time to turnover the listing, plus any charges for relocating the next guests if applicable. - Leave all spaces as neat as you found them & check that you don’t forget anything. - Take all your trash & recyclables outside as described above. - Turn off all lights & place thermostats on 80/AC or 63/heat. - Check that all exterior doors & windows are locked: lock the deadbolt on 3 French doors by hand. - Please use the front door for leaving and press LOCK on the Schlage Encode electronic keypad. - Test the door one more time, before getting on the road. THANK YOU and safe travels! Our home is very precious to us: we will evict you without a refund & will claim the warranty if you break our house rules, if your behavior risks causing any damage to our property, or if any member of your group is disrespectful to me, our staff, our neighbors or our cohosts. We truly enjoy the hosting experience and +90% of our stays have been with wonderful guests from every socio-cultural background, young & old, families & professionals... a rainbow of people that have enriched our lives, and we sincerely look forward to welcoming you in the same spirit. Leen & James, Hosts Kim, Co-Host 24/7 access with door code PM & Handyman available during business hours & for emergencies Garage & attic remain host-only storage spaces We are available for any question you may have, or clarification of our descriptions. However, we may be traveling in a different time zone. I'm originally from Belgium and speak Dutch and French as well. This is a quiet residential niche neighborhood, a short ride away from great downtowns in Englewood, Tenafly, Teaneck and Bergenfield with lots of restaurants, shops, movies... and still close access to multiple highways and the best malls: see the GETTING AROUND section to realize what a great location this is. Thank you and welcome! GETTING AROUND & RECOMMENDATIONS for Serenity @ 46 Quiet residential NYC suburb, within 1/2 mile of multiple highways, good access to shops, restaurants & daytrip destinations: great value for a “best of all worlds” location. Best use mapping apps to simulate typical travel times from Bergenfield to your points of interest. NYC bus stops is at Walgreens/WingStop, corner of New Bridge Rd/S Washington Ave. NJ Transit #167 is the most common bus line, but there are many different transportation options. Most neighbors commute to NYC & typical travel time is (Phone number hidden by Airbnb) min. to the Port Authority Bus Terminal at 42nd St/8th Ave (rush hour offers express buses every few minutes with dedicated lane on the highway). You can also ride (Phone number hidden by Airbnb) min. to the Bus Terminal/Subway right over the GWB at 175th St/8th Ave. NJ bus rides to NYC are $5-6/person & you can usually buy ticket booklets for the suburbs & day/week passes for the NYC subway. Groups of 3-5 might as well use affordable rideshares like Lyft/Uber or use the many car/parking apps for great deals in NYC. NJ Transit # (Phone number hidden by Airbnb) X Armory Express, schedule: (Website hidden by Airbnb) By TRAIN: 2 miles to PASCACK VALLEY LINE passenger train stations to NYC: River Edge offers (free?) parking 9 miles to Hudson-Bergen Park & Ride Light Rail Station 11 miles to Secaucus Junction, with frequent PATH train into NYC: large, paying parking. By car/Lyft/Uber to NYC: 7 miles to GWB bus/subway terminal, 11 miles to 42nd St bus/subway terminal. For larger groups, it is often best to take your (rental) car into NYC altogether & use the great apps/coupons/advance purchase for parking. PERSONAL PREFERENCES/RECOMMENDATIONS: Everyone’s wishes/tolerance/aptitude for commuting are different, so I recommend you simulate your typical driving times & destinations to determine if our location works for you before booking. For groups, compare public transportation tickets at $5-6/person/ride, to taking a Lyft/Uber to most destinations. There are many apps for discount parking in NYC also & you can purchase coupons online as well, which allows you to park your own car close to the area you’d like to visit that day. My favorite way is to drive in NJ but along NYC, and then park or drive in from the entry point closest to your destination. G00GLE MAPS/Waze is great for that too. Remember, NYC is a long stretch facing NJ, so it’s best to drive in NJ & then enter NYC upper, middle, lower... depending which area you are visiting that day. I love parking at the ferry landings - Port Imperial Harbor in Weehawken runs late & offers fantastic views. If you buy ferry tickets you also receive a bus ticket to use any of the NY Waterways buses. The return at nighttime is stunning. I love parking at Liberty State Park also & take the ferries for the Statue of Liberty & NYC from there (shortest lines). Another accessible parking spot is the train station of Secaucus Junction: trains for NYC every few minutes & usually accessible via elevators/escalators. One more easy parking is at The Cloisters with then access to the subway. There are loads of options to park on or enter from the NJ side, to avoid much NYC traffic. Please use mapping apps to look all these up for your own preferences. AMBULANCE: call 911 EMERGENCIES: Englewood or Teaneck Hospital AM/PM WALK-IN URGENT CARE: more ordinary emergencies, more affordable without insurance. Bergenfield Office - 19 S. Washington Avenue, Bergenfield, NJ Open daily 8am-midnight - (Phone number hidden by Airbnb) We reserve the right to have electronic surveillance in outdoor and/or shared & host-only spaces, so we can monitor the count of guests and keep our property safe. We are not a party house, but will make every effort for respectful guests to have the most enjoyable stay.
