San Marcos Riverfront - Texas Forever River Ranch

This is a bright, updated and clean home on 4.5 acres with 300 feet of San Marcos river frontage. The property is perfect for families with board games, giant jenga, connect 4 and checkers. The garage features ping pong, darts and foosball. Outdoors has a ninja course, slack line, kayaks and more... The river access is ideal with a shallow entry and gentle slope to waist deep water. And the river has a gentle current with natural springs nearby, keeping it fresh and clean year around. Our goal is to provide you with everything you need to have a great time. Our family of five live here full-time during a portion of the year, and the home is outfitted to accommodate that. If someone is planning a working vacation, the home has an office with strong wifi as well as a printer. We also provide tubes, river chairs, a pop-up shade canopy, life-jackets, towels, a beach mat and other things a family would want to feel safe and comfortable when spending time on the river. You will have the whole property to yourselves. We live 45 minutes away and are always available with any questions. Great balance between being remote yet convenient. There are 3 restaurants and two convenience stores within ~5 minutes. One of the restaurants often has live music on Fri & Sat, and the convenience stores offer more than just the basics including bait and fishing supplies. The town of San Marcos is 15 minutes away with loads of restaurants, grocery stores, a Wal-Mart super-center and more. Plenty of family activities including a glass bottom boat tour at Spring Lake , a cave expedition at Wonder World and a number of parks, trails, museums, etc. For the faint of heart, you could try San Marcos Sky Diving or Edge Helicopter tours. This is not the right place for parties or loud groups. While the property is plenty spacious being 4.5 acres, the neighbors on this portion of the river are lovely people who live here full time, and we want to maintain the serene environment they enjoy daily.
