Colorado Springs Adventure Base - Private Daylight Comfort Suite (Downstairs). Close to main North/South & East/West traffic corridors. Virtually everything is fairly close. U.S. Air Force Academy, Mountain Hiking & Biking, Shopping, Downtown Colorado Springs, Fun & Challenging Walking & Biking Trails, Playgrounds, Basketball Courts & Baseball Fields in a well-kept groomed grass park & Elementary School Playground, as well. Back deck w/ Privacy Fences & Hot Tub, Table & Chairs, Fire Pit & Grill The Space: Hi-Speed WiFi, Free Street Parking (in front), Keyless Coded Front Door Entry. Comfortable Seating & Table on Back Deck with Fire Pit, Traeger Grill, Hot Tub (available in Spring, Summer & Fall). Downstairs is very cool / comfortable in the Summer. Even though it can be very cool temps in the Winter, very effective separate heaters placed in main room and in the bedroom. Gets a room to your comfort temp quickly and maintains it very well. Guest Access: The entire downstairs daylight suite is yours exclusively. Your private suite includes a Bedroom & walk-in closet, a Bathroom w/ shower & supplies and a Comfy Living Room that doubles as a 2nd Bedroom and a very well stocked functional Kitchenette, including table & chairs and a full fridge/freezer that’s empty (ready for your use) stocked with lots of bottled water & a bin full of ice. Besides all that your private suite even has a quiet office work space. Guests have shared access to a 1/2 bath at the top of the stairs in case the private bathroom is in use & someone needs a backup facility. The door has a lock for privacy during use. Guests also have shared access to kitchen appliances & utensils on the main floor for cooking meals & related cleanup. Interaction with Guests: Hi. We recently started renting our basement suite on VRBO. We take pride in being your hosts and we try very hard to create a comfortable, luxurious, and a lovely home environment. During your stay We'd love to meet you and help with questions about the suite or anything you may need help with. However, we’re also committed to provide you with the level of privacy that best suits you. My wife works outbound during the day. I am semi-retired & work on various efforts, all from our home. So, sometimes I'm on the main floor, but often I'm in my home office upstairs. So I may not be available in person at times when I'm out for appointments or on a conference call. However, I will respond to messages as soon as I can when I'm available to do so. When I'm on a conference call, I cannot answer messages until I'm off the call. Usually a WED morning for 2 hours. When I'm on the main floor, you're free to ask me any questions in person. You have access, as you come and go on the main floor. More A/C Details: We generally don't run the A/C during the summer because the evenings get plenty cool and, with low humidity in this high-desert Colorado Springs climate, the windows open usually keeps the house reasonably cool. The downstairs stays much cooler than the main floor and the warmer upstairs. However, on rare occasions the weather gets very hot with little or no breeze or air movement. If it's ever too hot, we can turn the A/C on, and have done it at times. Usually, when we do this, the outside temperature cools down so significantly in the evenings, we typically turn it back off overnight and run it again during the heat of the day before the house temp gets too hot. Again, this is rare and will only be done if we need it (as the upstairs temperatures can get much hotter when the sun is/was beating in the front windows) or if you specifically request it if the downstairs is too hot (which is very rare). Our daughter and son-in-law and their kids live in Leadville, CO at 10,000 feet altitude. They love cold. In the winter, the cold downstairs is perfect for them. We installed heaters in each room because everyone is not like them. However, in the summertime the downstairs temperature is usually perfect for their liking. So, we conclude that it stays much cooler down there. It's much more pleasant in the downstairs even when the main floor or upstairs is hot with no air movement. We're flexible. If you want A/C running, we can discuss it and turn it on to your liking. Everyone is different on this topic. The Neighborhood My house is located conveniently to anything you may need from shopping centers and banks to restaurants on N. Academy or N. Powers (CO 21), movie theaters, and local baseball and soccer stadiums. Some of the nearby attractions: - 11 miles to Garden of the Gods - 12 miles to Kissing Camels Golf Course - 7 miles to Downtown, CS - 20 miles to Manitou Springs / Manitou Incline - 11 miles to United States Air Force Academy - 5 miles to Pulpit Rock Park - 8 miles to U.S. Olympic & Paralympic Training Center - 59 miles (1 hour & 15 minutes) to Royal Gorge - 13 miles to Colorado Springs Airport - 75 miles (1 hour & 30 minutes) to Denver Airport - 135 miles (2 1/2 hours) up 24 Hwy to Leadville, CO and Eagle County Airport (highest in North America) and nearby Cooper Ski Area. Similar distance to Breckenridge, CO Getting Around: Excellent Walking & Biking Trails start right by the house and go for miles. Your limit is virtually the only limit! If you bring your bikes, lots of places you can go with your bikes and your bike rack to start from different locations. Or you can start a leisure or challenging bike ride right from our place. Lots of great mountain hikes or biking trails in the nearby Front Range or in the high plains. Small, medium & large airports nearby if you like to fly. Highest altitude airport in North America is not far away in Leadville, CO. If you land there, they issue you an Official Certificate for the feat!
