The Houghton Lake Haven - LAKEFRONT WITH TOYS!

This is a very cute, fun, and traditional family vacation cottage on Houghton Lake! It is located on a peninsula that extends out into Houghton Lake, so the location of the property provides a beautiful view of Houghton Lake and truly leverages all of Houghton Lake. The cottage is approx. 1700 square feet in size with 3 bedrooms and 1.5 bathrooms. One of the bedrooms is located on the first floor and has a queen-size bed in it. The other 2 bedrooms are on the second floor and each is loaded up with beds. Each of the two second floor bedrooms actually sleeps 6 people! One of the bedrooms has two queen-size beds and a full-size bed and the other second floor bedroom has two full-size beds and one queen-size bed. Thus, in total, the cottage actually sleeps 14 adults, but we do limit the maximum number of guests to 10 people. The full bathroom is on the main floor and it has a combination bathtub and shower. The half-bath is on the second floor. Sheets and bath towels are included with the rental, but guests are asked to bring their own beach towels. The cottage is decorated with lovely beach and lake decor throughout. The cottage has a very cute, beachy, and modern galley-style kitchen, which includes an electric range (stovetop and oven), refrigerator, sink, coffee maker, toaster, microwave, and a good amount of counter space and cabinets. The vacation rental cottage is furnished with a good supply of dishes, pots, pans, and cooking and dining utensils. Next to the kitchen there is a nice dining area that features a very large picnic-table style indoor dining table that can actually seat 12 adults. The living room has a lovely view of Houghton Lake. It also features a large flat-screen television and a wood fireplace that is available for guests to use. The cottage has a very nice backyard deck that faces Houghton Lake and outdoor furniture is provided as well. The cottage features the use of 2 adult kayaks, 2 children's kayaks, a canoe, and a paddleboat, which are all included with the rental free of charge! The cottage has a private dock for these water toys. The cottage also has 2 boat hoists: a pontoon hoist and a standard hoist. Guests are welcome to use both boat hoists. An outdoor barbeque grill and an outdoor bonfire ring are also provided for guests to use. Houghton Lake is nice and shallow for swimming and the lake has a sandy bottom. ​The cottage also has high-speed Wi-Fi and cable television through Spectrum, which is also free of charge. During the summer months, the cottage has multiple window A/C units in place to keep the cottage cool and comfortable. HOUSE RULES: Here are our policies on a number of matters:​ * Pets: Up to 2 dogs are permitted with each reservation. More than 2 dogs or any other kind of pet are not permitted. Pets are not permitted on beds nor on furniture. Guests are expected to pick-up pet waste during their stay and all pet waste must be picked up prior to departure. There is a $75 pet fee for bringing pets. * Check-in / Check-out: To allow us to have the home properly cleaned and prepared for incoming guests, we ask that guests check-out by 11:00 AM and that new guests arrive after 4:00 PM. Check-out prior to 11:00 AM is particularly important as our cleaning personnel normally start cleaning the house promptly at 11:00 AM upon the day of check-out. For check-in, we check-in all guests in-person for security purposes. If check-in in-person is an issue, we would politely ask that you book elsewhere. * Minimum Stay: Minimum stay requirements vary by day, but there is generally a 2-night minimum stay requirement. * Cleaning Fee: There is a $175 cleaning fee per stay for each reservation. * Damage Deposits: We require a $500 damage deposit for all reservations. This deposit is fully-refundable and will be promptly returned to the guest if there is no damage to the property. * Towels / Linens: We provide bath towels, hand towels, and washcloths for all guests as well as sheets for the beds, so guests do not need to bring their own. We do not provide beach towels though, so it is suggested that guests bring their own beach towels. * Kitchen Supplies and Dining: We provide a good supply of cooking and dining utensils for guests to use. This includes a coffee maker, toaster, salt, pepper, and some basic condiments. Please do not eat in the bedrooms and please wash any dishes that have been used prior to departure. * Outdoor Grilling: Feel free to use the barbecue outside that is set up for leisure use only. Please move grill away from house before and after grill is in use to avoid fire or damage to house. Please clean the grill after use. * Bonfires and Firewood: A fun and family-friendly fire pit with chairs is provided for having bonfires and s'mores. Firewood is not provided, but is available for purchase at various grocery stores and gas stations in the area. Please fully extinguish all bonfires with water when done. * Acceptable Guests: Only the number of guests noted in the reservation are allowed on the premises. The primary person listed on the reservation must also be present in person during the stay and they must be present as well at initial check-in. * Quiet Hours: Keep noise to a minimum after 11:00 PM and before 8:00 AM. Smoking: There shall be no smoking of any kind inside the home. * Parking: Parking is provided in front of the house. * Furniture / Decor: Please do not rearrange furniture or decor during your stay. * Candles: Please do not burn any candles in the home. * Parties / Events: Parties or events of any kind are prohibited without prior written approval from host. * Weapons / Illegal Drugs: If guests are suspected of carrying and/or using illegal drugs or weapons of any kind, the authorities will be engaged, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY. * Respect: This is the property owners home when they stay in Frankfort, so please be respectful of the property like how you would treat your own and keep it clean before you leave. Please note that any violation of these rules will result in charges being made against the guest’s damage deposit as deemed appropriate by the host and/or, for serious offenses, immediate forfeiture of any remaining days and time on the reservation and removal from the property without any kind of financial refund.
