This gated ranch is the best way to relax and have a great time with your closest friends and family. Fabulous wrap around porch on the second level with several doors to access the porch from the inside. There is also a large outside dining table on the covered porch that seats 18. You will immediately fall in love with the abundance of windows pouring in the beautiful outdoor surrounding and views of the sparkling waters of the in-ground swimming pool (please use organic sun screen in the pool to decrease the residue in the pool) and hot tub. The private pool and hot tub area are gated. There is a propane grill near the pool for the BBQ lovers. There is an outdoor room with Washer and Dryer. Enjoy a relaxing evening around the propane firepit as well! The main level has a grand dining table with seating for 14. Off the formal dining room is the kitchen with all the comforts of home. In the kitchen there is additional seating at the dining table for 6 more guests. The living room boasts an L shaped couch with a Smart TV (no cable and internet service is spotty, Smart TV does not work well due to internet service) and a DVD player. The living room opens to another seating area with a foosball table. There is a half bath downstairs. This spacious home offers 5 bedrooms upstairs and sleeps up to 26 guests (not to be exceeded at any time). There are 2 guest rooms with queen size beds. The 3rd guest room has a queen over queen bunk bed and the guest bathroom is conveniently located near these rooms.  The 4th bedroom has a king size bed with an en suit full bathroom featuring a jetted tub and large walk in shower, walk down the hallway into the huge bunk room with 4 queen over queen bunkbeds. Sofas and chairs to relax after a fun day on the Comal River which is only 11 miles away. Big screen Smart TV ( (no cable and internet service is spotty, Smart TV does not work well due to internet service) and ample movies for the DVD player. The bunk room has an attached full bath. Guests that stay in the bunk room must walk through the master bedroom to get downstairs or for more privacy in the master, bunk room guests can use the many doors to the wrap around porch to walk down stairs. Guest house is 3 bedrooms, the master has a queen bed, 2nd bedroom had a queen bed and the 3rd bedroom has a twin over full bunk with a twin trundle. Fully stocked kitchen, full bath and spacious living room/ dining area. Historic Gruene, Natural Bridge Caverns and Natural Bridge Wildlife Ranch is 12 miles away. Only 10 miles to Downtown New Braunfels where you can find ample restaurants, shopping, and entertainment. 11 miles to the world famous Schlitterbahn. To comply with city and county short-term rental permit restrictions, the outdoor areas of this home are monitored by video camera. Guests must be 25 years of age or older to make a reservation and must be staying at the property for the duration of the stay. NO PARTIES NO SMOKING NO PETS.
