The estate is comprised of a large main house, which can accommodate up to 10 guests, and a separate guest house, which can accommodate 4-6 additional guests. Whether your party is a large family or a group of friends, everyone will love the privacy and space afforded to guest. The expansive property allows guests to enjoy long, open views of the Hudson Valley, the Berkshires, and the Catskills from every room, with stunning sunsets reflecting in our large private ponds, and a live display of water fowl, from mallards to great blue herons. In summer, enjoy leisurely walks through the meadows or a dip in our 3-acre, spring-fed swimming pond, followed by an al-fresco lunch on the expansive terrace. The house is only minutes away from the Aerial Adventure Park at Catamount Mountain Resort, which features mountain biking and the longest ZIP line in the US, as well as Bash Bish Falls, and the Harlem Valley Rail Trail, a 24-mile continuous paved trail where you can safely bike, run, or stroll along pristine farmland, forest, and water. From training wheels to racers, it is a biker’s heaven; we provide a few bikes for guests to use, and more can be rented nearby. In winter, warm up by the towering stone-clad fireplace after a day skiing at Catamount (an 8 minute drive), or tubing and sledding on the hills that surround the house. Year round, you'll enjoy ample space and spectacular, panoramic views from the grand, triple-height Great Room. ABOUT THE MAIN HOUSE Designed by a renowned architect, and tastefully furnished by a leading interior designer, this award-winning home is built for gathering, while still allowing guests ample privacy. Sleeping quarters for the main house include: a master suite on the main level, with a king bed; a study/bedroom with a full-size sofa bed on the main level; and 3 bedrooms on the garden level with queen beds. Each bedroom has its own, en-suite bathroom. The large common spaces in the main house include a great room with kitchen, living, and dining spaces; a playroom/movie room on the garden level with 4K projection; and and many nooks for quiet contemplation. The bedrooms and great room feature brand new, energy-efficient mini-split air conditioning units, which can be controlled individually and set for your comfort. ABOUT THE GUEST HOUSE In addition to the main house is our spacious, modern two-bedroom guest house. It has a large living/dining area with a kitchenette and wood stove, a modern bathroom, and its own spectacular views and decks. Like the main house, the guest house has fast internet and television. The guest house is ideal for larger groups, families traveling together, in-laws, or for anyone looking for extra work space or privacy. WHAT TO EXPECT We've taken care of most of the things you'll need, including thorough, professional cleaning with disinfectants; crisp, fresh linens and fluffy towels from Brooklinen; all-natural toiletries from Public Goods; fully-equipped kitchen, with a Sub-zero fridge, Wolf oven, and an induction range, coffee maker and a Nespresso machine; and some pantry staples (e.g. salt). If you're planning a big meal, or need something more specific, there are excellent gourmet grocers, farmers markets, and supermarkets nearby, as well as outstanding restaurants in Great Barrington (15 minutes), Hillsdale (5 minutes), Hudson (30 minutes), Millerton (20 minutes), and beyond. The nearby town of Hillsdale is at the nexus of the Berkshires and the Hudson Valley, where you'll find everything from gourmet food and coffee shops, to shopping, yoga, and more. You're also close to hiking in Taconic State Park, the Appalachian Trail, swimming and kayaking in nearby lakes, skiing at Catamount and Butternut, biking, horseback riding, arts, music, cultural institutions, and more. You'll have open access to the entire house, deck, and expansive landscape, including sprawling meadows, mature trees, and a spring-fed swimming pond. We respect your privacy, so we offer contactless check-in and support by text or phone. Still, we have an office in town, so we're nearby if you need assistance. Check out our house book for tips. We provide electronic access to the house with a personal guest code. You'll receive the code 5 days prior to check-in, though your code will only activate at check-in. WHAT TO PREPARE You'll find plenty of things to do during your stay. With uncertainties from COVID-19, we recommend making reservations in advance, where appropriate, especially for popular restaurants, museums, and venues. We've assembled a list of our favorites in the House Guide, and we're happy to answer additional questions by text. You'll need a car to get here and get around--and the drive will be beautiful! If arriving from NYC, we recommend taking the Taconic Parkway to either exit 54 or exit 72 for the best views. Cell service is good at the house but can be inconsistent in the country, so we recommend that you download local maps to your phone before your trip. We urge guests to pay close attention when enjoying nature; weather can change quickly and wild animals can be surprising. Because temperatures in the mountains can fluctuate widely, even in the height of summer, we recommend packing sweaters and light, cold-weather gear just in case. Depending on the activities you plan, we recommend packing hiking, running, swimming, horseback riding, and/or running gear. We also recommend that guests consider spraying clothes with Permethrin when walking outside, to help avoid ticks. In winter we recommend guests pack several layers of warm clothing and ensure that their vehicles are ready for potential snowfall. For other clothing, most all venues around are very casual. IMPORTANT NOTES This is a smoke-free property. Although the Posto Property team loves animals, the owners of this property do not permit pets. Due to local community rules and guidelines set by the owner, parties and large gatherings are prohibited at this property. We cannot accommodate weddings, or any events with outdoor music, catering, excessive alcohol, etc. To ensure a safe and comfortable stay, the owners and of this property require that all guests sign a Short-term Rental agreement that clearly sets forth the terms and conditions of your stay.
