The home is a single family, two story design. Our brand-new furnished 5 bedroom and 2 bathroom house even allows a group of 12 relatives to live comfortably and lavishly! SLEEPS 10-12 ADULTS IN UPSTAIRS BEDS, 2 CHILDREN OR 1 ADULT IN DOWNSTAIRS BEDS! Maximum 12 occupancy! Your own private beach is nestled right "IN-BETWEEN" McCook's Beach/McCook's Point Park and Crescent Beach (each less than a 5 minute walk from beach access steps). Bring your own kayaks, canoes, and paddle boards. Guests are able to utilize Niantic Bay for water activities such as kayaks, canoes, or paddle boards. Besides water activities, the immediate area is a great place for walking, jogging, or bike riding. Surf fishing is welcome to guests on the beach shoreline during evening hours only. Bring your fishing poles, tackle box, and bait. All photos also act as a digital floor plan/walk through of the home. Maximum 2 pets. The pet fee is non-negotiable and non-refundable. HOUSE MANUAL/RULES: THIS IS A RESIDENTIAL NEIGHBORHOOD: Please, no loud parties, loud noise, or loud music after 9pm. ABSOLUTELY NO PARTIES OF ANY KIND AT RENTAL PROPERTY; PARTIES ARE STRICTLY PROHIBITED! YOU WILL BE FINED $750 FOR THIS PARTY VIOLATION AND IMMEDIATELY REMOVED FROM THE RENTAL PROPERTY! ABSOLUTELY NO SMOKING OF ANY KIND INSIDE HOUSE! YOU WILL BE FINED $750 FOR THIS VIOLATION! NO FIRES OF ANY KIND, SET ON BEACH OR PROPERTY! YOU WILL BE FINED $750 FOR THIS VIOLATION AND IMMEDIATELY REMOVED FROM THE RENTAL PROPERTY! DO NOT REMOVE SMOKE DETECTORS UNDER ANY CIRCUMSTANCES! YOU WILL BE FINED $750 AND REPORTED TO VRBO/HomeAway FOR THIS SAFTEY VIOLATION! Alcoholic consumption is prohibited for any guest(s) under the age of 21. There are 5 CARS MAXIMUM allowed on this property rental. Guests will be able to park 1 vehicle in the concrete driveway by garage, 1 in front of home, and 3 in the side-grass area. All Bookings: standard checkin 2pm and standard checkout 10am. Unfortunately, there are no extended checkins or checkouts. We do not have the ability to extend checkin or checkout times. Also, we do not accept trip alteration (dates) once booking is confirmed. We are flexible with allowing pet(s) upon request, at $500 extra flat rate fee, per pet. This additional "pet fee" will be applied as an additional cost to the booking. This fee covers a separate cleaning service to remove pet hair/dander from the home, sand tracked throughout the home, and also utilization of specialized disinfectant & cleaning agents. We appreciate this advanced notification at time of booking, that you are bringing the pet(s) along on your trip. We understand that pets are just as much a part of the family as people. Although, we kindly ask that you please keep the pet(s) off of the furniture, couches, and beds. Also, please be courteous and properly dispose of any waste when they utilize the outdoor restroom. Any incurred pet damages to the home or its contents, will result in a damage claim to VRBO/HomeAway, that the guest will be held liable for. Unfortunately, the beach association prohibits pets from entering the beach and ocean. Maximum 2 pets. The pet fee is non-negotiable and non-refundable. Remote for ALL first floor units is located above TV remotes. ATTACH EACH REMOTE BACK TO WALL. The bottom floor bedroom is electric baseboard heat. Thermostat is on wall. Please Note: DURING SEVERE INCLEMENT WEATHER, MANAGEMENT MAY NEED TO TIE DOWN AND/OR STORE AWAY OUTDOOR FURNITURE TO AVOID DAMAGE. All outdoor furniture also is removed/stored away each fall season (by 1st week of November) for winterization, then re-assembled for guest usage in spring/summer seasons (by 2nd week April). Please put outdoor couch cushions in storage bin upon departure. TO OPEN AND CLOSE FRENCH DOORS: To Open when Locked (inside) - First, turn the locking knob to the left. Push down left door handle to unlock and open. Next, push down right door handle to unlock and open. To Lock (inside) - First, shut right door then lift handle up to lock in place. Then, shut left side door and lift handle up to lock in place. Lastly, turn the locking knob to the right. You will be notified through the message board, the day/morning of your stay (fifteen minutes prior to your selected check in time) with the keyless entry instructions and code. We are available by VRBO/HomeAway message board from 10am - 5pm (eastern standard time), seven days a week. We kindly ask that ALL communication is made through the VRBO/HomeAway message board; to only utilize the telephone contact in the event of a true emergency. We DO NOT provide on site facility showing(s) and/or walk-through services prior to booking. We ARE NOT responsible for the receipt or procurement of any guest packages ordered/delivered to home before, during, or after their stay. We kindly request that the furniture and layout of the home IS NOT to be moved around or reconfigured. DO NOT alter any of the home electronics: TVs, wifi, cable boxes. TV DIRECTIONS: Use the "tv brand" remote to turn tv on/off. Use the input button on this remote to scroll through various inputs. You can utilize Youtube, Netflix, Hulu, etc if you sign in on your own account. To use the cable tv option, set tv brand remote to correct HDMI input, for cable box to link to tv. Next, turn the cable button on, on "cable remote" and then press guide. You should now be able to scroll through the cable tv channel listings and select your program. Please, DO NOT REMOVE the mattress protector covers from the beds when changing linens. Garbage cans are located outside front door to your right on side of the home. Recyclables can be disposed in can. Please dispose of all garbage/recyclables IN BAGS, in the appropriate can. All garbage and recyclables will be picked up by management. A $150 fee will be incurred for any(each) lost/ broken fan, TV, or cable box remote controls. we DO NOT provide an outdoor bbq grill at this property, you are welcome to bring your own. USE GRILL ONLY IN BACK OUTDOOR PATIO/YARD AREA, DO NOT BRING UP TO FRONT PORCH. IT IS FIRE HAZARD. DO NOT DUMP HOT COALS IN PLASTIC GARBAGE CAN! Please be advised, this rental property ONLY CONTAINS items specifically notated on the listing page. If you are requesting the provision of an outdoor bbq grill, umbrellas, wine glasses, serving plates and cooking/baking items, cooking/baking spices or condiments, folding chairs, air mattresses, etc, or any other non-standard item(s) that are not listed, please plan ahead and bring your own. The items that are provided at the home are already above and beyond the standard rental accommodations, so please plan accordingly. You are always welcome to bring any additional items of your liking with you during your stay. All household inventory is counted before and after each guests' stay. These fees and rules are non negotiable. Furthermore, any damage to the property or its contents both internally and externally, including but not limited to: missing, broken, or vandalized household item(s), will be sent to VRBO/HomeAway Claims Department. A claim for compensation of such damages will be initiated, and you will be held legally responsible.
