Mountain View Suite on the 'Trans Canada Trail'

Walk-out executive basement suite with stunning mountain views backing onto Gleneagles Golf Course in picturesque and vibrant Cochrane. Private entrance, fully self-contained with free off-street parking. This legal, soundproofed and fireproofed 750 sqft suite has its own dedicated furnace and thermostat. Private laundry, open plan kitchen, bedroom with queen bed and ensuite, TV with cable, WiFi. Natural gas BBQ on a private patio from where you can relax & watch the sun set over the mountains. One comfortable bedroom with ensuite (shower, bathtub) and queen bed. Fully equipped kitchen with island, dining nook, living room with leather recliners, and laundry room with pantry (full sized front loading washer and dryer). Patio with dining table and chairs. Patio leads out onto a huge backyard which overlooks green space, a walking path (part of the Trans-Canada Trail), Gleneagles Golf Course, the town of Cochrane, and the stunning Rocky Mountain vista. Playground nearby. You may park either on the left side of the driveway close to the grass (ok to park behind our truck) or on the street. Please do not obstruct our garages. Please access the suite through the gate on the left side of the house then proceed down the grass down the side of the house to the entrance off the small patio. Enter deadbolt code into keypad to unlock door. We have dogs living upstairs and they are often outside enjoying the backyard. Our dogs are generally friendly but love to bark at strangers. For this reason we have separated the guest space from the rest of the backyard with a small fence and gate (see photos). If you wish to access the walking pathways behind our house please feel free to do so, but please ensure all gates are closed behind you. Lockable storage is available for your bike or skis/snowboard (on request). Lock code will be shared with guests prior to stay, no contact with owner required at check-in/check-out. Owner will be available at all times by phone or email and resides in upper level. Gleneagles is a scenic, young community with sweeping mountain views and an extensive pathway network with direct access to Glenbow Ranch Provincial Park. The Gleneagles perimeter pathway is part of the Trans Canada Trail and passes within 20m of the property. Cochrane has a unique western vibe, with plenty of cafes, restaurants, grocery stores, a wide range of shopping, and world famous ice cream. Nearby Spray Lakes recreation centre nearby offers swimming, skating, and gym facilities. Kananaskis Country, numerous ski hills, and Banff National Park are all just a short drive away. For those travelling by car, drive times are as follows: 5 minutes to Cochrane, 15 minutes to Calgary city limits, 30 minutes to downtown Calgary, 40 minutes to Calgary International Airport, 45 minutes to Kananaskis, and 1 hour to Banff National Park.
