Tranquil and exceptionally clean home on a cul-de-sac in a quaint and safe historic district near downtown Dayton; excellent proximity to many events, bike paths, and highways. Nearest restaurants, coffee, clubs & bars are 10-15 min walk. River Run Kayak Park- .2 miles Dayton Art Institute-.3 mile Levitt Pavilion- .8 miles Schuster Center and Victoria Theatre-.7 miles Oregon District-1.2 miles UD-3.3 miles National Museum of the Air Force-13 miles Yellow Springs, Oh- 17 miles I think you'll like it here. It's simple, well appointed, and peaceful. I take great pride in the cleanliness, quality of environment and transparency offered at the Yellow Bird. My decorating style is outdoorsy and natural, and the space offers gorgeous natural light. The contents and amenities of the home are curated with your comfort and ease in mind. The property is a full time Airbnb and everything is meant for guest's enjoyment and consumption. My husband and I are entrepreneurs. He and his brother own a local, family owned mattress store called Mattress Innovations. The mattress at the Yellow Bird is hand picked by us for the space. We use mattress and pillow protectors, and nice linens. You can rest assured that all the linens, blankets, covers and throws are laundered in between guests, in addition to the whole place being thoroughly cleaned. It’s a cozy space, ideally meant for about two people. Because of the sectional sleeper sofa, it is possible to accommodate four. A $10 per person charge for each guest over two will be added. The space can be rented as a one bedroom OR a two bedroom. During your stay, there will be one locked door at the end of the hallway to the right. It's the second bedroom. Check out my other listing for the two bedroom rate. The reservations calendar is the shared, so there’s no overlap. If you reserve the one bedroom, the two bedroom WILL NOT be rented and vice versa. There's a stocked kitchen with all the basics including olive oil, spices, coffee, filters, tea, two relaxed seating areas, one with a 32" smart TV (HDMI cable is provided if needed), record player and vinyl for your listening pleasure, the second more for reading (books available at the Free Little Library a block away), a drop leaf dining table, a queen bed, sectional sleeper sofa, a full bath, washer, dryer and a pack and play. The fenced in, landscaped side yard is for your use. We use the back half of the property (which is separated by the fence) for our garden and dog, but are very cognizant of guest's privacy. Breakfast type eats and some snacks are provided as well. Treat the space as your home. Check In is at 4:00. Check out is 11:00. There's plenty of street parking out front. My husband and I live next door should you need anything. Our neighborhood is bustling and its best amenity is a close knit group of people. The Yellow Bird is on a cul-de-sac with a basketball hoop and sees a bit of neighborhood foot and bike traffic. A block away from the house is a great sitting or swinging park with a Free Little Library. We encourage you to grab a book and enjoy it at the Yellow Bird, in the park, or take it up to the levee and read it on a swinging bench. The Great Miami River is at the opposite end of the street, about 3 blocks away. We are a walkable neighborhood, so enjoy a stroll around the block over to the community garden. There's a Link bicycle station a five minute walk from the Yellow Bird. If biking isn't your thing, a lot of desirable locations can be reached in a 20 minute walk or less including Fifth Third Field, The Schuster Center, The Victoria Theatre, the Oregon District, Neon Movies, Levitt Pavilion Dayton and many great independent restaurants. (Lock 27, Mudlick Tap House, Boston Stoker Coffee, Canal Street Deli and Arcade are all within a 15 minute walk from the house.) Parking is very easy here, so driving is as well. The highway is easily accessible; it’s only a few blocks away. I love Dayton and all its offerings and encourage you to get out and discover what this sweet City has to offer. The home is heated and cooled with a heat pump and large fluctuations in temperature make the unit work inefficiently and expensively in the winter months. Please set your temperature and leave it. Do not lower and raise throughout your stay. I count on Airbnb's identity verification and review system just as my guests do. I do not allow intermediaries to make reservations for someone else and all overnight guests must be registered. Sometimes travel plans change! If you need to add or subtract a person to your reservation, just let me know. There is an Ikea sleeper sofa. Directions for set up, linens and protector are located in the chaise portion. The home is equipped with Ring Doorbell. If you must smoke, please smoke on the street in front of the house and throw away your butts. No events or parties.
