This is a two-unit property with a basement suite that has a separate entrance. Please note that the secondary suite is not included in your rental. Before you settle in and get comfortable, I would like to make you are aware of the house rules in place at this vacation rental. Understanding and complying with our house rules will make for a comfortable and fun stay for everybody! Please read the description and house rules carefully to avoid any danger or deductions from your security deposit upon check-out. This luxury four-bedroom unit makes for the perfect family retreat. It is stocked with a variety of breakfast items and coffee/Tea. There is a no-frills, gas station, liquor house, and a great Indian restaurant all within walking distance from the home making it convenient for you to access anything else you might need during your stay. We offer our guests wi-fi, Spotify, Netflix, Crave TV, Amazon prime, and DAZN sports live for entertainment purposes. Come home to wind down and relax using organic ingredients you can trust such as Honey, Pure Aloe Vera, Lemongrass, and Olive oil while you soak in the jetted jacuzzi tub located in the master bedroom. You can rest assured knowing that our bathroom amenities are cruelty-free, gluten-free, and paraben-free. You can park on the left-hand side of the driveway or on the street. Please leave the right-hand side of the driveway accessible for the tenant in the basement. Neighbors are good people as long as you don't block their driveways and entrance. House Rules 1. Please treat our house with the same respect as you would your own home. We’ve put a lot of effort into making this into a lovely space to be enjoyed by our guests. 2. Cleanliness is a priority, so please remove shoes before entering the house. Place your outdoor shoes on the boot trays provided at the front. 3. There is no food or drinks allowed upstairs. Extra cleaning fees will apply if this rule is violated. 4. Be sure to maintain a good level of cleanliness throughout your stay. This will make for a smooth transition during the check-out period. 5. There is no smoking of any kind allowed in the house. (Vaping, shisha/hookah, cigarettes, cannabis) Smoking in the house will result in a $500.00 ozone treatment fee. 6. There are no pets allowed in the house. Violation of this rule will result in a $300.00 fee. 7. There are absolutely no parties allowed at this residence. Having a party will result in the termination of the reservation and the risk of additional fees. 8. In case of any accidental damage, please report the damage right away. We will look into the issue internally to decide if and how much the deduction or repair cost will be. 9. This space can sleep a total of 7 people. Only guests listed on the reservation can spend the night. Please note that a $100.00 fee will apply for every unregistered guest that stays the night. 10. We hope you have lots of laughter and fun times during your stay! However, we’d really appreciate it if you’re mindful and keep noise to a minimum during the hours of 11pm-7am. Disturbance to the neighbors will result in the termination of the reservation. 11. A terminated reservation due to violation of any of the house rules forfeits the right to be reimbursed for any remaining days. The house is located 15 - 18 min drive to Roger's Place and Edm. Expo Centre, 23 min to West Edmonton Mall, 13 min to Commonwealth Stadium, 5 min to Edmonton Expo, and 25 min drive to Whyte Ave and Elk Island National Park With the exception of the basement & garage, you will have access to basically everything, and every space in the house, including; 1. Keurig Coffee machine with coffee k-pods provided. 2. Kitchen with all the utensils (plates and cups and cutlery), 36" stainless steel Samsung fridge with water and ice cube dispenser, touch screen dishwasher, and a stocked pantry. 3. Living room: equipped with High-speed wifi internet, 65" 4K UHD HDR LED Roku TV with multiple entertainment subscriptions. 4. The internet is super fast on all the floors because we have installed a DECO Tp-link Wifi extender covering up to 3000 sq. ft space. 5. It is bounded on the west by 66 Street NW, north by Anthony Henday Drive, east by the future realignment of 50 Street NW, and south by 167 Avenue NW.
