Newly built in 2016, this chic townhouse is fully furnished with new furniture, including bedding and appliances to accommodate your needs. Whether you stay in this house most of your time or not during your stay, we want to ensure you feel at home! The townhouse is perfect for everyone, whether you are visiting Nicaragua for pleasure or travel. The place is modern and safe (For your security, there are 2 active security cameras on premises both at the entrance and back yard & neighbourhood is gated with security guards) and is in a quiet and pleasant neighbourhood centrally located to get around most places in Nicaragua. ***IMPORTANT NOTICE: With three A/C in the house, we would appreciate you using it only at night. No limitation, other then the shed in the backyard where cleaning supplies and private belongings are to be accessed ONLY by the cleaning lady. Throughout, before and after your stay, you are more than welcome to contact us via phone/AirBnB messaging/email/social media for any reason. If you require someone to assist you in person, we will be pleased to make your stay better. Urbanización Xochitlán is a contemporary urban development neighborhood ideal for families and professionals, offering comfort, architectural finishes with high quality standards, earthquake resistant structure (reinforced masonry) and in an excellent location in the city of Managua. Xochitlán is located from km 10 ½ road to Masaya, 1600 mts to the south, or, from km 11.2, 900 mts to the south. The urbanization is fully equipped with cobbled streets, all basic services, potable water, access to conventional telephone line, internet, park with children's games, quiet and family atmosphere and the proximity of all the urban equipment of the road to Masaya. Follow the following rules in order not to accumulate extra charges: - Do not exceed 15 kW/h a day total usage of the A/C. Using the A/C ONLY overnight, with closed windows and doors should ensure you don't go over the total usage. If usage exceeds 15 kW/h a day total usage, you will be charged with the following: Over 16-19 kW/h a day is an additional $10. Over 20 kW/h a day is an additional $15 Over 25kW/h a day is an additional $20 Over 30 kW/h a day is an additional $25 Over 35kW/h a day is an additional $30 Over 40kW/h a day is an additional $35, Etc. -Please do not rearrange ANY furniture. Any rearrangements will result of asking the guests to leave the property immediately with no refund of the remaining days. -The property can hold ONLY 8 individuals. Please do not invite any friends or family members over to the house, especially over night as this will result of a charge fee of $25/per person, per night. -If we notice that there are more individuals staying at the house then what was booked, we reserve the right to terminate the reservation and ask all guests to leave the house immediately with no refund and to pay the additional guest fees per person for the days they stayed at the house. -Your deposit upon reservation will be refunded after inventory is checked and everything is in its original condition.The
