The space 3 bedroom vacation home on a land of two acres with a stunning views. Minutes from Lake Memphremagog and Owl's Head ski and golf. The cottage sleeps 10 comfortably and is fully equipped with appliances. It includes 3 bedrooms, 2 living rooms, dining room, 1.5 bathroom, kitchen. Large balcony for BBQ and dining. Outside you will find a outdoor fenced in inground pool (not heated). CITQ: 297767 Activities: Golf 10 mins, hiking and biking. Skiing and snowshoeing (Owl's Head 10 min, Orford 25 min, Jay Peak 25 min). St-Benoit du Lac Monastery (15 minutes), Magog and Knowlton’s (20 minutes) boutiques and galleries, Ste Agnes Vineyard (30 min), Spa Bolton (10 minutes), Eastman Spa (25 minutes) and Nordic Spa (20 minutes). Beach and picnic area available at Perkins Landing which is less than a 5 minute drive away. It is the boat drop off to access the lake. House Rules Check-in is after 3PM 1) Smoking is not permitted. 2) The Rental Property must be maintained in good condition both inside and out. 3) The cottage can be entered at 3 PM on commencement date of rental and must be vacated by 11:00 AM on the departure date. 4) Recreational "campfires" are only allowed in an established permanent fire pit area 5) Nothing is to be put down the toilet other than natural waste and toilet paper. 6) We ask that all original property be in place before departing. This includes all dishes, pots, pans, cutlery, glasses, cups, outdoor furniture and bbq's. 7) All thermostats must be turned off before leaving. 8) respect the rules for pool/spa that are sent after booking 9) respect the garbage/recycling/compost instructions that will be sent after booking 10) No fireworks 11) NO PARTIES, loud music, screaming, fireworks, etc!!! If any neighbours are disturbed because of noise $500 will be taken from the deposit and or immediate removal from property. 12) DO NOT climb on any furniture, specifically the antique cupboard in the entrance. If evidence of any furniture being damaged is found, $500 will be taken from your deposit. 13) Parasols must be closed after each use. 14) Do not move the sun shades from their positions.
