The Neighborhood: This condo is located inside the exclusive gated community of Luum Zama which offers guests a unique connection with nature while enjoying the security of a gated community. - Situated inside the upscale residential neighborhood of between the beach and town - Lúum Zama offers an authentic outdoor living lifestyle w/beautiful green areas, breathtaking jungle views and marvelous amenities. This gorgeous part of town will put you in the center of it all between Tulum's town and the beach! - Shopping is in walking distance from convenience stores to grocery to boutiques and shops all around town and at the beach road - Easy access to the bike path from just outside between the beach and town - Surrounded by lush jungle and nature's elements but w/ all the modern comforts & conveniences Getting Around: The condo is about 120 km/75 miles or about a 1 hr 40-min drive from the Cancun International Airport (CUN). NOISE CAN BE HEARD DURING WORKING HOURS (MON TO FRI 8 AM TO 6 PM & SAT 8 TO 2 PM) AND FOR THIS REASON, WE ARE OFFERING A REDUCED RATE. Wi-Fi, TV, bed linens, and towels provided free for all guests during your stay. We have a concierge team that’s happy to recommend the best restaurants and activities in the area, help you with a car or bike rentals, book day tours, and even stock your fridge with provisions for your stay! If you need an airport transfer, we can help with that also! Just let us know! There is no daily housekeeping service but a mid-stay cleaning service can be requested for an additional fee. The cleaning service does not include changing the bed linens and towels. If you'd like that service, additional fees will apply. Some home and bath essentials are provided like toilet paper, trash bags, soap, shampoo & conditioner. These items however are not replenished. If you need more, you must purchase more. And any other supplies needed during your stay must also be purchased. Electricity is included in short-term stays (2-27 nights) but not included for long-term rentals of 28 nights or more. In this case, you pay for what you consume based on a $6 MXN (pesos) fee per KW. *Please help us save energy by using the AC wisely and keeping the temperature at 25°C and turning off the AC and lights when you leave the property. Guests will be requested to sign a Rental Agreement upon booking confirmation. A security deposit may be required prior to arrival or at check-in subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met. HOUSE RULES - Travelers must be at least 21 years of age or older to book. - No smoking of any kind is allowed on the premises. Smoking tobacco, cannabis, or the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $300 penalty. - No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors. - No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the ground of the property. - Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay. - Renters may be required to provide a government ID on the day of checking in or during their stay. - Please avoid moving furniture. - Pets are not allowed on the premises. Interaction with Guests: This is a self-check-in property. Access codes will be provided to you within 24 hours before arrival. You’ll have complete privacy during your stay, but we’re available 7 days a week should you need anything - just send us a message via the booking platform.
