This is a fully furnished studio home and when you enter it has a spacious living/bed area in a neutral grey color. You'll love it, as it has great natural light. The galley-style kitchen has white shaker cabinets with brand new appliances including a gas stove, dishwasher, and refrigerator. There's a walk-in closet for storage and a bathroom with modern finishes and a tiled shower. NO Smoking/Parties not allowed In order to honor your reservation with us, please answer the following questions:   1) What is the purpose of your stay? 2) Have you read our policies on no parties, and no smoking as well as house rules and no noise complaints?  (**Please make sure to read through the listing, most importantly the house rules/policy for proper guidance. ) 3) Do you agree with our terms?   Please note that we are unable to send your arrival instructions or allow entry until ALL 3 of these questions are answered. House Policy Agreement will be sent to your email and needs to be signed prior to check-in.  We apologize for the need to do this, sadly a few bad apples have caused the need for these extra steps.  We are professional hosts and this is our living, hence you can be assured that while you will be able to reach a live person 24 hours a day, we will not be pestering you, other than to initially make sure that you are comfortable. So in short, we will be there for you when you need us. The property is just a short walk to numerous convenient and popular spots including Whole Foods (7 mins), Acme, Saloon (8 mins), Emmy Squared (6 mins), Little Fish (3 mins), Angelo's Pizzeria South Philly (5 mins), Woodrow's Sandwich Shop (3 mins), Philadelphia's Magic Gardens (8 mins), Starbucks (6 mins), Seger Recreational Center (10 mins), Tattooed Mom (5 mins), Washington Square Park (12 mins), Fabric Row (7 mins), and Passyunk Ave (12 mins). We will provide you with detailed access on how to gain entry to the property 48 hours prior to your arrival. Provided you complete the guest screening requirements and sign off that you will not smoke or have any parties in the home. Keys/FOBS: Prior to your arrival, we will take pictures of the keys/fobs for the home. (Where applicable) If the same number of keys/fobs are not left as assigned on your departure for security purposes we will have to replace all locks and pass the expense of this onto you. The costs would be as follows. Remove and Replace old lock $250-$450 depending on the lock needing to be replaced. Each fob will be $150. Mailbox lock removal and replacement keys $150 There is also an available space that you can use as an office area, perfect for working from home. It has a high internet speed connection and the Smart TV has all the apps you need! Simply log in to your Netflix or Sling TV account. It is also convenient to public transit the nearest bus stop is at 8th & Fitzwater St which is just a 4-minute walk, it also has multiple surrounding bus routes and the Lombard Station for the BSL is 15 mins walk or 5 min drive.
