Brand new in-law suite in A+ location

This sparkling clean, brand new in-law suite was created in 2021 with AirBnB guests & their comfort & convenience in mind. Private entrance & parking for multiple cars/trailer & full kitchen/bath. Centrally located amongst area's attractions & right across the street from Wegman's, it's perfectly situated to explore the region while maintaining a homey country feel. 5 min from both DT Jamestown & Lakewood, 20 min to Chautauqua Institution, 17 min to Bemus Point, & 38 min to Peek'n Peak. This brand-new, spacious, & private in-law suite comfortably sleeps 4: bedroom contains queen bed, and living room has daybed with trundle with 2 twin mattresses. Bright and fresh living room contains daybed, small table with seating for 4, and 50" smart TV with swivel mount. We've tried to stock the place with all the things to make you feel at home, including a well-equipped kitchen (coffee/tea, oil, butter, salt/pepper, ketchup/mustard, blender, crockpot, pots & pans, cookie sheets, etc.), extra cozy blankets and pillows, and a few classic card & board games in case you feel like a night in. This charming & somewhat eccentric property is full of local history and sits on a manicured 2 acres that was once a farm and still boasts producing apple trees (if you're here at the right time, feel free to take some for a snack &/or home with you!) & a 110 year old barn. It is a wonderful combination of having a quiet country feel while being in an unbeatable location in regards to easy access to all the region's attractions. The current house on the property was built in 1940 and was also home to a prominent local doctor; he divided it to run his practice out of the separated front of the house while living in the back with his family. We are a 2 min drive/5 min walk from Wegman's; it's just around the corner, so you can stock up and enjoy home-cooking during your stay. The lake is right down the street, too, and you are in a great central location to go explore the surrounding areas and their attractions. Local attractions include the National Comedy Center, Lucy Desi Museum, Roger Tory Peterson Institute, Southern Tier Brewery, Audubon Society, Robert F Jackson Law Center, the Chautauqua Institution, Chautauqua Lake, Lily Dale Spiritualist Center, the Erie Grape Belt with its multiple breweries, and two ski resorts, Peak'n Peek and Holiday Valley in Ellicottville. Enjoy our outdoor firepit (please let us know in advance if you'd like a fire), small charcoal grill (charcoal provided), and huge lush yard with space for yard games. Plenty of room for RV's and Trailers in our large extended parking area. Another interesting facet to this property is its close proximity to 4 different assisted living facilities, and would be a perfect place to stay while visiting a loved one. Guests have their own private entrance to their suite and are welcome to utilize and enjoy the enormous yard space and fire pit. Please give us prior notice if you would like to use pit, though. We are just a phone call or text away. We live in the main house, and are there for any concerns that you might have. If we are not physically there, we are still easily accessible by phone and have a property manager nearby to help if needed. This location could not be more perfect: a 5 minute walk down the street to Wegman's Grocery or the liquor/wine store, & around the corner from most of area's local amenities & attractions. This would be a perfect place to stay to visit any family members living there. Necessities are walkable from the property, but a vehicle would make it easier to get around. Uber and Lyft can be hit or miss in the area. It is best to have a vehicle, especially if exploring the surrounding areas. -This is a one bedroom in-law suite at the front of a house.
