(400sf) queen size bed, desk/work area, open closet, sofa (opens to a euro double equal to us lrg single) and sitting area. Private bath is 1 level up. We look forward to welcoming you to our home in Waban, (a village of Newton) a beautiful suburb and neighborhood surrounded by woods, walking trails, the Charles River just around the bend, and just 7 miles to Boston, 8 miles to Cambridge and a 10 minute walk to the Waban subway station which brings you directly to Boston and other surrounding communities. Waban Square also offers a local Starbucks, restaurant, grocery store with delicious prepared foods, banks and post office. We are also only a 5 minute drive to Whole Foods and Trader Joe's. Our home is primarily decorated in mid century modern / in a modern arts and crafts bungalow with original artwork throughout. A lovely quiet neighborhood, this beautiful arts and crafts home offers a a garden level room with 400 sq ft of private space. The bedroom is fitted with a very comfortable queen size bed, work area (desk) open closet, bureau, sitting area with sofa that opens to a full size bed (if needed) and complete wifi. Netflix and Amazon is also available for your convenience and pleasure from your own computer. The room has only 1 small window, but has an abundance of LED lighting throughout with dimmers, making the room very bright, airy and private. This space does not have a private entrance. It is a suite in our home. During the pandemic, guests do not have access to the common areas. This includes the kitchen. However for long term stays (a month or more) we can accommodate our guests with a kitchenette which includes a mini fridge and freezer (4.2 CFT), microwave and kitchen accessories. We accept long term requests to visitors that follow COVID protocol. Our wifi speed is 250 mgs per second. Our home is centrally located; just less than 10 minutes away from Boston College, Wellesley College and Chestnut Hill, as well as being close to and commutable to Harvard, MIT, Boston University, Wellesley College and any major college in the Boston area. We are also just minutes to the Massachusetts Turnpike which brings you to the Berkshires in Western Massachusetts or if you prefer the ocean or mountains, we are minutes away from 128 which will lead you to Cape Cod, Gloucester and Rockport, Martha's Vineyard and Nantucket, Portland Maine, New Hampshire or Vermont, in addition to being only 14 miles from Logan International Airport and 20 minutes commute to all the major hospitals via the green line, which is just 10 minutes walking distance from our home, in Waban Square. Before booking, please know that we only accept guests that follow COVID protocol which includes full vaccination status, negative COVID test result within 24-48 hours before arrival and mask wearing while walking through any common areas of the house. Access for guests during the pandemic is limited to the bedroom, private bathroom and outdoor areas only. Space has its own fridge and microwave with paper goods. Available to help and interact with quests anytime. Quiet quaint neighborhood known as 'Wonderful Waban' is one of the 13 villages of Newton, all with their own character and charm, and all easily accessible by car and some within walking distance. Waban's charm is enhanced by it's beautiful walking trails, a few minutes away by foot is the Charles River, the Aqueduct and wooded areas, Cutler Park, and many outdoor walking trails. Newton has also been consistently ranked as one of the best and safest cities to live in, in the country. If you really enjoy the outdoors, nearby and within 15-20 minute drive is the Arnold Arboretum of Harvard University, designed by Fredrick Law Olmsted and is the second largest 'link' in the Emerald Necklace and is also on the US Register of Historic Places, as well as Lake Waban and Echo Bridge (which is within walking distance). We are within walking distance (7/10's of a mile to Riverside Green Line T into Boston. It is about a 10-12 minute walk. The stop is Waban Square. We are also within minutes to 128 N/S and the Mass Pike. Perfectly located to Boston hospitals, walking distance to Newton Wellesley Hospital and Waban Square. 1. We ask that guests remove their shoes when entering the house. 2. We have a strict non smoking policy. 3. We ask that you observe quiet hours: Sunday–Thursday from 10pm-7am, Friday–Saturday from 11pm to 8am 4. No outside quests, unless agreed upon in advance. 5. The house does not have central air, however the room is kept cool naturally as a result of it being on the lower level. To accommodate ones personal comfort level the room is equipped with an oscillating fan. The remainder of the house is equipped with overhead fans and an air conditioning centrally located in the house.
