River Haven is located on the Arkansas River 5 miles south of Buena Vista and a few feet upstream of Brown's Canyon National Monument and the Fisherman's Bridge Recreation Area. River Haven boasts over 800 feet of river front for private access to some of the country's most desirable fly-fishing. Other spring, summer, and fall activities include rafting, kayaking and paddle-boarding class 3-4 Brown's Canyon. Or you can put in upstream in Johnson Village to run the scenic class 1-2 Milk Run from Johnson Village to the house. Mount Princeton hot spring is an 10-minute drive and Cottonwood Hot Springs is a 20-minute drive, or you can soak in the hot tub on the deck overlooking the river. The adventure park is just down the road. River Haven is a popular destination for mountain biking, hiking, and 4-wheeling. Guests also enjoy the super cute artsy towns of Salida and Buena Vista. Many people come to River Haven to just relax outside in a hammock and observe the magnificent bird activity. Winter activities include skiing at the local's favorite Monarch Mountain, which is a short 40-minute drive from the property. Copper Mountain is a scenic hour drive up the Arkansas Valley, through the historic town of Leadville with no I70 traffic. Vail, Beaver Creek and Crested Butte are all within a 2 hour drive, again with no I70 traffic. River Haven is ideal for that long overdue getaway for couples, friends, and families. River Haven has two structures; the Main House and the Little House. The Main House has two floors; the first floor has a bedroom with a king bed, a guest bedroom with a queen bed, a newly renovated bathroom with a walk-in shower, a spacious family room with high vaulted ceiling, restored original hardwood floors, flatscreen with DirecTV, and large windows overlooking the river. The upper level has a bedroom with a firm queen bed, private balcony, a small newly renovated bathroom with shower, a loft with a full-sized daybed that overlooks the river. The main house does have heating, it does not have air conditioning. The rooms have window fans and the upstairs bedroom has a ceiling fan and a box fan that helps cool it down and keep air circulating as it can get hot in the afternoon, particularly in July and August, and cools down again at night. The Little House is a detached guest house that is connected to the Main House by the deck. It has a master bedroom with a new soft king bed overlooking the river, a newly renovated bathroom with walk-in shower, a sitting area with a sofa, a flatscreen with DirecTV and private deck area with large new hot tub. The Little House also has heating, window fans, a mini-fridge, and coffee maker. The outside deck has several sitting areas, a Weber gas grill, and a chiminea down by the river. River Haven sleeps 6 in the main house and 2 in the Little House. Maximum occupancy is 8. The hot tub is on the deck and it is operational. If we have to drain and fill the hot tub on the day of your arrival, it will time to reheat and will be ready by 8 pm. Check-in is 4 pm. Check-out is 10 am. For early check-in, please inquire with Natalie 24 hours prior to arrival. No pets. No smoking. Clean fee is $200. No admin fee. Guests will be provided with linens, 2 paper towel rolls, trashbags, 3 rolls TP per bathroom, shower soap, hand soap, dish-soap, shampoo, conditioner, bath soap, and coffee filters. We advise guests to bring their own firewood for the chiminea, coffee, and groceries. Guests can pay with direct deposit or credit card at no extra charge. 50% is due at the time of booking and the remainder is due 30 days prior to check-in along with a $500 deposit hold on the credit card that is released after one week provided no damage is done to the property. There is a $20 fee + shipping to mail items left behind. 10% discount for 7+ day rentals, 20% discount for 28+ day rentals. No tax obligation for the guest for 30+ day rentals. Our cancellation policy is 100% refund if you cancel within 14 days , 50% refund if you cancel within 7 days. Shuttle service from/to DIA for $250 up to 3 people and $300 up to 6 people per trip. River Haven is professionally cleaned and disinfected with BenzaRid after each rental to remove pathogens to the specifications of the Center for Disease Control (CDC), the Environmental Protection Agency (EPA), and the National Institute of Health (NIH).
