UNIQUE, IN BEAUTIFUL OPEN, COUNTRY, where you can enjoy being outside in stunning countryside and yet close to local attractions and facilities, look no further. The Retreat can be found hidden on a “quiet lane” in rural Northamptonshire, nestling in 17 acres of grassland. The Retreat offers spacious and versatile accommodation that would suit a family of 4/6 but is priced to also be suitable for 1-2 people. Well-behaved dogs welcome, providing they are on leads when outside and not left alone. The Retreat offers single storey accommodation and has been designed to enable visitors to spend lots of quality time outdoors. This space includes a private and sheltered courtyard, with charcoal BBQ, just outside the kitchen door, a garden courtyard with water feature and herb garden that is perfect to catch the midday sun and a huge decked area at the rear of the property that looks across the extensive garden and fields beyond. The Retreat is not overlooked and has lots of places to enjoy the outdoor space and for you and your family to spend quality time together. There are fields and mown tracks just beyond the garden where you can explore nature and walk through the cut grass pathways to the small wooded and pond area. We are fortunate to enjoy some fabulous wildlife, with regular sightings of Red Kites flying low, Buzzards, Hares, Foxes and Badgers that can all be spotted on early morning walks or after supper strolls. We encourage the feeding of the native birds. Finches, swallows, robins, blackbirds, wagtails, blue and great tits, thrushes, sparrows and wrens seem to like it here too! The accommodation itself is flexible and has a large kitchen which is fully equipped and breakfast bar for casual dining. There is a large space that can be used for dining if required. Off the kitchen is the enclosed patio/ dining area. There is an office desk for home workers. The property has an entrance hall and storage and also has 2 bathrooms. 1 contains a large walk in shower and the other has a regular bath. Both have WCs. The two double bedrooms are compact but cosy and both enjoy stunning views from the back of the property to the garden and beyond. There is also double sofa bed making the accommodation suitable for up to 6 people. The huge living / sleeping spaces are like walking into a beautiful ski chalet, with a light airy and homely feel and double patio doors to allow the light to flood in on a summer's evening, but also with a wood burner to take the chill off if the weather turns chilly. The accommodation can be flexible offering masses of space to suit your preference. There is a full-sized desk and working space, with fast WiFi and a beautiful outlook, for those that have to bring work with them! The owners have a small stable yard nearby which can offer DIY and holiday accommodation for those wishing to bring their own horse. Great facilities including 40m by 20m floodlit menage. Ring-fenced secure paddocks with automatic water-troughs, riding tracks and a beautiful network of off-road hacking nearby. To access the site there is an electric gate, call it to open once your mobile is linked to it. You will receive a text to confirm. The site is 17 acres and we just ask that guests don't access the horse paddocks, stable yard and our house. Visitors can enjoy the fully enclosed large garden with plenty of room for children to play safely. There is a nature and woodland walk with pond on-site. There are also walks in the countryside adjacent. Children should be fully supervised at all times. Dogs must be on leads whenever outside, for their safety as the horses are only used to ours. Dogs may not be left alone in the Retreat. We live on site, in a separate building so can provide support or privacy as required. The Retreat has it own parking, front door and garden. In Walgrave: there is a play area by the village hall, the Royal Oak pub and lots of local walks through woods and fields, including a lovely pocket park at the edge of the village on the Kettering Road. Local attractions include Brixworth Country Park at Pitsford Reservoir with bicycle hire and sailing courses available - Wicksteed Park, with a great play area and rides, West Lodge Farm near Desborough for farm animals and other attractions. There are many country houses such as Castle Ashby, with its small zoo, Hazelbeech, Boughton, Lamport, Kelmarsh and Cold Ashbywith their stunning gardens and Althrop, home of the late Princess Diana. Rushton Hall is stunning for afternoon tea and the nearby triangular lodge is a unique reminder of the religious tensions and fascinating to explore. For historians there are the battlefield memorials of Naseby in beautiful countryside and the ossuary in Rothwell’s enormous complex church. There are many charming villages around, such as Geddington with a ford and charming centre and a cross from 1294, Clipston, Brigstock and Cranford, Grafton Underwood, Loddington, Harrington, Draughton, Lamport, etc. Some of these can be included in circular cycle routes via country pubs. Sywell Country Park has a pleasant lakeside walk. Towns, Shopping and Eating Out: Sywell aerodrome is nearby with a cafe bar and is near to Beckworth's Emporium for delicatessen, food and garden shopping. Smith's Farm shop near Boughton is also good. There are some great Restaurants in the area too (happy to recommend) and for those that want some retail therapy the brilliant “Rushden Lakes” is a mere 25 minutes away and of course Milton Keynes too. Our preferred local market town is Market Harborough which still retains much local character and lovely fish restaurants and bistros. Oundle and Stamford have retained many beautiful old stone buildings and have fine churches and some nice shops and cafes. Northampton(the cultural quarter in Northampton with the Royal and Derngate Theatre and a charming small cinema, The Filmhouse, the Boot and Shoe Museum) has some lovely shops, bars and restaurants, particularly in St Giles Street. Northampton has Saints Rugby Club too. Kettering, on the doorstep, has good amenities, supermarkets and swimming pools. Kettering golf course and driving range is very close and Overstone is only a little further. There are several excellent factory shoe shops for handmade leather shoes, e.g. Cheaney’s in Desborough, Church’s in Northampton. The lingerie outlet in Desborough is good value. Further afield - for those wanting to go a little further there is Santa Pod near Rushden for drag racing, Flag Fen near Peterborough for ancient history, Leicester with its roman ruins and Richard III memorial and ancient guildhall, Cambridge, Birmingham for Cadbury World and the NEC. The beaches of North West Norfolk, e.g. Old Hunstanton, are under two hours away. There is a very limited bus service in Walgrave. Kettering is the nearest railway station. The associated stableyard is managed by a team of equine professionals who look after the daily care of our horses.
