(Inquire any dates for latest availability) Apple farm house with emblematic location - 500 m to Kiviks Musteri and Stenshuvud's north entrance. Accommodates comfortably 3 families and offers amazing views over the apple trees and the ocean. Enormous but cozy living/dining room with huge, charming fireplace and two big sofas. Two terraces - east for sea view and morning sun, and west for calm garden feeling with evening sun. Activities - sauna, "hot water barrel", table tennis, wood chopping. (Full description in Swedish available.) Upper floor: The combined dining and living room in the upper floor is the indisputable heart of this big house. With the fireplace and the majestic sea view through the big windows you can spend any amount of quality time here. The dining table fits 6 people, but is extendable to around 12 people. The kitchen is big and well-equipped. It has a small lounge area for an aperitif while cooking, or for a more casual dinner. It also has a small balcony. Cooking is truly enjoyable here, while apart from the large space and quality materials, also this room has sea views. The rest of the upper floor consists of bedrooms of different kinds, plus a big bathroom with both a generous bath tub and a walk-in shower. Terraces: You can access both the big terraces from the "heart" of the house (living room). Breakfast with sunrise and sea view is highly recommendable. Ground floor: The entrance is large, and here starts the comfortable staircases and two corridors. The south part has a little apartment with an own entrance, suitable for a little family. The northern part has a small sauna combined with shower/WC, a separate bedroom, and an activity room with a table tennis. Also the spacious laundry room is located here. Sea side of the house (east): In front of the house there is a large lawn and a pond, by which a big swing is located. Protected side of the house (west): The terrace has own stairs to a garden area with a proper grill area. Here you can choose sun or shade, and e.g. engage in wood chopping close to the large stock of apple tree wood. Other buildings: - garage by the house with space for maximum 2 normal-sized cars - 30 m from house: building for the large wood pile and some garden/farm tools. - 50 m from house: A simple building previously used for packing and pressing the fruit, now has the lawn mower and the tractor parked. I am most often available on short notice for potential ad hoc fixes and help. When the orchard requires lots of work, I will be staying in a caravan at least 50 meters from the house, but keeping a very low profile. This house has a privileged location with among the best sea views of the area, and 100% privacy with a 300 meter private road up to the house. Karakåsvägen (not available in the airbnb maps) ends at the beautiful natural reserve of Stenshuvud (no drive through). The neighbourhood has a unique flora in Sweden, and is very much appreciated for its calm, small apple farms, countryside shops and Kiviks Musteri (restaurant, café, production of juice and cider, small museum and shop with fruit products). Kivik's center with a few restaurants, shops, cafés, is at 2.5 km distance. There are several very popular beaches at and around Kivik and Stenshuvud. There are frequent buses to Simrishamn and Kristianstad from Kivik centre (2 km). Please check current timetable. Pick-up arrangements can be done for guests without car. The house has a security system for burglary, fire and humidity. This is very, very simple, as no code but just a batch is needed to arm/disarm the larm. During early fall, the apple harvest can concur with guests, which should just add charm to your stay, but needs a bit of attention because of the logistics. There is more than space enough.
