Tastefully converted self-contained stone barn overlooking grade 2 listed farmhouse, providing comfortable, luxury accomodation for family, leisure and professional guests. Located in the centre of the small town of Burton Latimer, the barn has ample free secure parking, with local shops, takeaways, parks and many quality restaurants on the doorstep. Easily accessed from A14 J10 and minutes from the larger towns of Kettering and Wellingborough from where central London is under an hour by train. Ground floor, single level, centrally heated, detached accommodation with free WiFi and dedicated parking for two cars directly in front of the property. Enter through the wide stable door to the open plan living area with vaulted ceilings, exposed beams and rooflights providing a bright and airy feel. Comprising a sitting area with electric wood effect stove, comfortable armchair and sofa-bed (bedding for additional guests provided on request), and a dining/work area with table and chairs. For your entertainment, there is a Smart TV with freeview channels, Netflix and other on demand services. Apple music can be streamed via the voice controlled (Hidden by Airbnb) speaker and games, books and complimentary Nespresso and other refreshments can be found on the sideboard (non-dairy milk available, please ask). To the right, the bedroom houses a King Size bed with 600 thread count cotton bedding, oak wardrobe and panelling, iron/board, hairdryer, safe and full length mirror. Bespoke oak bedside tables flank the bed with a Roberts radio alarm clock, lamps and USB charging points. To the opposite side of the living area, the shower room can be found, replete with luxury toiletries, super soft hand towels and bath sheets. The kitchenette area contains a sink, combination grill/convection/microwave oven and fridge with freezer unit, perfect for preparing simple meals and serving food. Also supplied are plates, bowls, cutlery and a range of drinks glasses and utensils. Outside, a small private, south-east facing decked seating area is great for morning coffees or evening drinks. The barn is situated just off the high-street but faces onto its own land and the main farmhouse. The high street can be busy at peak times with bustle and traffic but quietens down significantly into the evening and is calm at night. Electric gates and fencing to the car park and barn provide security and privacy. Please note, the area within the fencing is shared by the main house for car parking as well so we will occasionally access to get to cars and the garage. If you are travelling with infants, a travel cot and/or high chair can be made available. We also have a 7kw EV type 2 charging unit available by request, subject to availability and a nominal charge. The barn is independently located across a private road from our house so we are available most days to answer any questions you may have and to make your stay more comfortable but you are otherwise welcome to enjoy your stay in privacy. Self check-in is provided for your convenience. The Barn is located within a private fenced area, directly in the centre of the busy town of Burton Latimer, with its vibrant selection of quality restaurants and takeaways only a stone's throw from your door. There are also a range of independent shops in the town, a large convenience store with post-office across the road and a Sainbury’s Superstore a couple of minutes walk away for provisions. A monthly farmers market takes place directly opposite The Barn on the first Saturday of the month. If you fancy a cooked breakfast, the reasonably priced breakfast box cafe opposite can deliver to your door. The 147 acre Wicksteeds Park, one of the oldest theme parks in the country is approx. 2.5 miles away and Rushden Lakes Shopping and Leisure Destination is about 15mins by car. The popular wedding venue of Barton Hall is 2 miles away. Hilly Farm is situated just 1 mile from J10 of the A14, providing a gateway to the east coast and also quick access to the main motorway networks to London and The North. There are bus-stops just behind and opposite the barn serving Kettering and Wellingborough locally and providing onwards connections. The Mainline stations at Kettering and Wellingborough provide regular express services into London St. Pancras in under one hour. From the front door plenty of countryside is easily accessible by foot and recommended running or walking routes can be made available.
