Plumtrees is a wonderfully renovated cottage offering stylish open-plan living, coupled with warmth and character from the open fire. It is ideally positioned to take advantage of the amazing views to the saltmarsh, sea and surrounding countryside towards Brancaster Golf Club and Titchwell Nature Reserve - a bird watcher's paradise. There is a stunning en-suite master bedroom with double height vaulted ceiling and Juliette balcony with far reaching sea and countryside views. Enjoy the vista from the comfort of the king-size bed or the comfy chairs. The rear garden is predominantly enclosed and has a large terrace, ideal for sunny afternoons. The garden leads down to the village pond - a haven for wildlife, with nesting moorhens and ducks - a perfect place to sit and enjoy a well-earned ‘sundowner’! There is so much to see from this beautiful cottage. If you enjoy lovely views, nature and wildlife then Plumtrees is definitely the cottage for you. Additional Information Please Note - The village pond is situated immediately beyond the rear garden of Plumtrees. The pond is accessible from the lane and the gardens of adjacent properties including Plumtrees. Children and vulnerable adults must be supervised at all times. Please also note that the garden is not fully enclosed so dogs may need to be supervised. One well behaved dog welcome (small additional charge). Ground Floor: Entrance Area With coat and shoe/boot storage, open to the kitchen and open-plan living area. Kitchen A modern and contemporary fitted kitchen with windows to the front, side and sloping roof allowing light to flood into the space complemented by a light blue colour scheme and open rustic shelving. The kitchen is fitted with a range of integrated appliances including electric hob and oven, 70/30 fridge/freezer, dishwasher, washing machine, tumble dryer and microwave. A wonderful feature is the ability for the cook to converse with guests at the dining table via the breakfast bar opening. Open-plan sitting/dining room A lovely quadruple aspect open-plan space with comfy seating including medium and large seater sofas in front of the open fire. Enjoy a movie on the flat screen television with BT Vision or watch a movie on the DVD player, alternatively enjoy some music on the iPod docking station. French doors lead onto both the front and rear terraces. Doors lead to the garden room and cloakroom. There is a large comfy futon and a mix of additional seating with shaker style rocking chair and a variety of books and games to enjoy. First Floor: Master bedroom A delightful triple aspect room with full height vaulted ceiling and amazing views from the comfort of the king-size bed through the bi-fold doors with Juliette balcony or the feature east window, with far reaching views of the sea and salt marshes. To the east there are wonderful countryside views towards Titchwell Nature Reserve and Brancaster Golf Club. There is a cleverly designed concealed wardrobe to the rear of the bed and adjustable bedside lighting. An opaque glass door leads to the en-suite. En-suite shower room With opaque glazed door and sensor lighting, feature port hole window with views to the sea and salt marshes. There is a large walk-in mains shower, WC, wash basin and shaver point. Bedroom Two A triple aspect room with dormer window with views to the rear garden and sea beyond. Twin 3ft beds would suit either adults or children. There is a large chest of drawers and a built-in wardrobe giving ample storage and houses an iron and ironing board. Bedroom Three A lovely cosy room with shaker style furniture including a double bed. An East facing window gives far reaching views of the countryside to Brancaster Staithe Golf Club in the distance and Titchwell Nature Reserve. Family bathroom A walk-in shower with glazed screen, double-ended bath with side mixer taps, WC and wash basin. Outside: The rear garden is predominantly enclosed and has a large terrace, a perfect place to enjoy the afternoon sun. There is a small lawn and second seating area under the fruit and cherry tree adjacent to the village pond, a haven of wildlife often with nesting moorhens and ducks. There are wonderful views of the sea and marshes, ideal for keen birdwatchers or to just sit and relax! At the front of the property is a small 'all year round' sunny terrace with bistro table and chairs.
