The Orchard is a beautiful, 3 bedroom & 2 bathroom newly renovated cottage in the heart of the South Downs with spectacular views. Ideally situated with a host of stunning walks from the doorstep, yet close to the pretty town of Haslemere. Also conveniently placed for Cowdray Polo, Goodwood events & the Witterings. The property has its own pretty garden, seated terrace area & bbq. A tennis court and heated swimming pool are available for use on request. Long term lettings are also available. The property has it's own private parking area and is approached by a gravel path winding through a pretty orchard garden leading up to the Cottage. Tucked away with its own front door the Cottage is on the edge of our garden and driveway. The orchard garden has a sunny terraced area fitted with new comfortable garden furniture to be enjoyed with over a morning coffee or evening drink. There is also a Weber BBQ for al fresco meals. Inside the Cottage is designed upside down so the 3 bedrooms, 2 bathrooms & utility cupboard (with washing machine/hoover etc), are located on the ground floor. The open plan sitting room, dining area and kitchen, are on the first floor, with windows spanning the entire length so that the far reaching views can be fully enjoyed. The entire Cottage has been newly renovated and the kitchen has granite surfaces and all the mod cons you could wish for including oven, fridge, freezer, microwave, dishwasher and nespresso maker. The kitchen has a convenient breakfast bar and stools, ideal for working from home, or just reading papers. The Living Area has been designed in a boutique style with a range of luxurious upholsteries & cushions and is a lovely space to relax and unwind. Board games are included and the Satelitte TV is equipped with Netflix etc. Wifi is available throughout the property. The 3 bedrooms are all spacious with luxurious bedlinen, towels, chest of drawers, new carpet and fully lined and interlined curtains. Bedroom 2's singles can be joined and the mattress zipped together producing a very comfortable super king size bed. Bedroom 3 has 2 envelope single beds - so additional sleeping is available (for one additional guest on prior request). The bathroom and shower room are also newly fitted. The main property has a tennis court which you are very welcome to use on request. We are happy to welcome one small pet on request. The cottage is approached through solid wooden electric gates and has it's own parking space. Additional to the Cottage, guests will be able to access their own seated terrace area, garden and orchard. There is a tennis court, available for use all year round on request. We also have a lovely new swimming pool which is heated & open from June to the beginning September and for which we are very happy for you to use during weekdays on request in the school term time, and for various weeks during the summer holidays when we are away. This is a courtesy that we offer & we will always do our best to be very flexible as are delighted to see it used & enjoyed, however, it is in our private garden and is not a private pool for the cottage. We want you to relax and enjoy your break so interaction with guests is minimal, however, I am always available to be contacted by phone if you have any questions, and if urgent can pop over, as live next door. I will provide you with information as to how to access the property if I am not there to meet up. There will be an information pack provided in the property with useful numbers, as well as all the excursions, pubs, local landmarks etc - but otherwise I will leave you in peace to enjoy your holiday! Orchard Cottage is situated on a sunken, leafy and quiet lane in the South Downs National Park. The property is in an area of outstanding national beauty, and demands stunning views of this. Walk or cycle on the many footpaths and bridleways though ancient woodlands, sandy heathlands and beautiful rolling countryside in the surrounding area, which are littered with an array of stunning country pubs. Conveniently just a 1.5 mile walk/drive to central Haslemere, with an array of boutique shops, coffee shops, convenience stores (Waitrose, M&S, Tescos), bakeries, butchers etc as well as a train station with direct links to Guildford, London and the Coast. It is also a 15 minute drive from the small historic market towns of Midhurst & Petworth. The South Coast stunning beaches at West Wittering are a 45 minute drive away. It is also very well located to the Cowdray Estate and Goodwood plus a huge array of National Trust properties. Equally there are a host of pubs in close proximity. For Children there are a host of activities, from Go Ape at Alice Holt, to Fishers Farm Park, Bird World in Farnham, the Weald & Down Museum as well as E-bike Adventures in Midhurst. Haslemere train station is very conveniently just a 5 minute drive away and there are plenty of taxi companies should you need. Equally Haslemere has great bus links too. The Cottage is just 10 minutes from the A3 and so with easy reach of many local areas. For keen walkers and and bicyclist there is a huge amount of incredible walks both from the doorstep and a short drive away. We have a selection of mountain & hybrid bicycles available on request.
