70 acres Parkland/Lakes -Hot Tub, Heated Pool
Cottage completely self-contained, attached to a Grade II* listed country house, set in 70 acres of private grounds. Beautiful, tranquil parkland setting, originally designed by Sir Humphrey Repton, with ongoing improvements. The Outdoor Heated Pool (April- October inclusive) and Hot Tub (all year) are situated in a sheltered tropical garden, with a Pool House. There is an outdoor hard tennis court. The cottage has been recently refurbished. Beautiful lakes, gardens, countryside and wildlife. Downstairs there is a fully-equipped Kitchen/Diner, and a Sitting Room with a log burning stove. Upstairs there are 3 bedrooms: Bed 1 has a King size bed (5’), and ensuite shower/ wet-room. Bed 2 has two twin beds, which can be combined as a Super-King Bed. Bed 3 has a King size bed (5’). There is a family bathroom, with bath and shower over. The Outdoor Heated Pool (April- October inclusive) and Hot Tub (all year) are situated in a sheltered tropical garden, with a table and chairs, BBQ and Pool House with a toilet, shower room, combination microwave, fridge, dishwasher, kettle, tea and coffee, plates and cutlery. There is an outdoor hard tennis court. WORKING FROM HOME. In these current Covid-times a number of people who let the cottage also need the ability to work from home. This can be done in the Twin Bedroom, Sitting Room or Kitchen/Diner. But if you need your own room not in the cottage to work from this can be arranged, message me for details. Cottage has own entrance. Parking for several cars available. Guests have access to 70 acre parkland and facilities, including outdoor heated pool (April-October inclusive), Hot Tub (All year) and tennis court. Outside table and chairs by the door of the cottage, also in the pool area, and in the grounds. Some livestock in outlying fields, eg. Alpacas and chickens - you are welcome to visit these. There are two lakes, (2.5 and 3.5 acres) separated by an historic Grade II listed bridge, these are home to a large variety of wildlife. We don’t hire out for fishing, but while staying at the cottage you are welcome to fish there. Please note it is not set up for commercial fishing, the fish aren’t used to being caught, so you are only likely to catch something if you are a practiced fisherman. The 3.5 acre lake is best for this, it contains old English strain Carp to 25lb+, with Roach, Bream, Tench and Perch also present. The lake is 4-7ft deep with gravel and clay patches between and silt and reed beds. There is a row boat and kayak available to use. You have access to the whole 70 acre parkland, these facilities are only shared with the owners of the main house. We only ask that you don’t use the patio outside the main house kitchen. Hosts will be available to offer recommendations on places to visit, restaurants etc. We provide a welcome pack of tea, coffee, milk. We can also provide beach towels for the pool/ hot tub. The house and cottage are surrounded by countryside, but walking distance to the village, set well-back from the road, down an avenue of trees, but close to excellent road, rail and air connections via Stansted Airport. There are paths around the estate and public footpaths that access the surrounding countryside and woods, or you can walk to the local pub, half a mile by footpath. The village (1.5 miles) has excellent facilities, including a small supermarket, fish & chip shop, Chinese take-away, pharmacy, doctor and hairdresser. Further facilities, including supermarkets, can be found in Witham (3.8 miles). Colchester and Chelmsford are around 14 miles away, both offer quality high street shops and restaurants. Braintree Village Outlet (Cineworld, large range of restaurants, Outlet shopping) 4.5 miles; picturesque local villages close by include: Kelvedon 3 miles, Coggeshall 6 miles. Road Access: A12 2.5 miles, A120 4 miles. Train: Witham station 3.2 miles (London Liverpool St – 44 mins) Airport: London Stansted 19miles. CAUTION- YOUNG CHILDREN SHOULD BE SUPERVISED AT ALL TIMES, AS LAKES AND POOL COULD BE DROWNING HAZZARD. This location can NOT be used for a commercial photo shoot. Only people booked into the cottage allowed on the property, unless previously agreed. To book you must be over 23 years of age. No Stag or Hen Parties.
