This includes both seating areas, the patio at the front and the decking platform at the rear of the cottage. The cottage is set in 4 acres of pasture and woodland and guests are welcome to enjoy these grounds. Across the lane we have 10 acres of land which we are restoring to heathland and on this land is our bird hide which we are happy to share with our guests. The bird hide is in a wonderful position overlooking the nature reserve of Broadwater Warren and is a great place for bird watchers/ to take a drink enjoy the extensive views and watch the sun setting. We are happy to help guests to find their way around, recommend good walks, places to eat and to visit. Flying Horse Cottage has immediate access to the 450 acre Broadwater Warren RSPB nature reserve with good tracks for walking. Leading on from the RSPB reserve are Eridge and Harrison Rocks - stunning rock formations equally good for picnics and climbing. There are a number of excellent country pubs close by in the villages of Eridge, Frant and Groombridge - walking time from 20 to 90 minutes. Tunbridge Wells is just over a mile away and has a wide variety of restaurants, the closest being High Rocks a mile away. The town's Regency Spa of The Pantiles is 1.5 miles. Other places to visit locally include Chartwell (Winston Churchill's home), Hever Castle, Groombridge Place, Leeds Castle and Penshurst Place. Two of the best gardens in England, Great Dixter and Sissinghurst are only 45 minutes away. London and Brighton are both within an hour. If you are travelling by public transport we are only 7 minutes drive from Tunbridge Wells Station and 5 minutes drive from Eridge Station. There are regular trains from Tunbridge Wells and Eridge to London There is a bus stop at the end of the lane, approximately 5 minutes walk. Buses go into Tunbridge Wells and to Brighton. Please note that as we are very much a rural retreat, we do not permit guests to have visitors to the cottage
