A beautifully light well proportioned large detached house superbly located, only a short walk to Frinton's sandy beaches. Close to the high street and visitor friendly golf & tennis clubs. Six generous sized bedrooms, superb house for family get togethers and special occasions, or simply an escape to the sea. Wifi, Sky TV, table tennis and BBQ. Spread over 3 floors, Langdown is a wonderfully spacious, light house which, owing to its generous proportions and plentiful entertaining and living space, absorbs its guests in such a way that no one ever feels that they are on top of each other. The spacious entrance hall leads to a lovely sitting room and sun room with French doors leading out onto the large decking with all weather table tennis table and SW facing enclosed, private rear garden. The sitting room is the perfect place for adults to enjoy a book from the well stocked book shelf, set up a puzzle or card game, or simply to enjoy an afternoon watching the seasonal sport on the Sky TV. Next door there is a great playroom for the children in your party to claim as their own. This playroom also has a TV with Sky for rainy days, together with a selection of games - although, if they are anything like most children they will be down on the beach come rain or shine! The kitchen is well equipped with a Rangemaster oven, American style fridge freezer, further drinks fridge in the larder, Nespresso coffee machine, blender and Magimix, rice cooker and 3 high chairs to ensure that catering for your party is as easy as possible. The orangery style dining area off from the kitchen has a large table and is a lovely space to enjoy meals with friends and family. From here you can open the folding doors back out onto the decking where you will also find a gas BBQ and a lovely outdoor dining table and chairs for 8 to enjoy al fresco dining on warmer days and evenings. There is a utility room with washing machine, tumble dryer and sink to keep washing costumes etc after a day on the beach as easy as possible. Spread across the first and second floors are six bedrooms and three bathrooms (one en-suite). ‘The Master’ (room 1) First floor . benefits from a super king bed and its own bathroom. ‘The Pine Room’ (room 2) First floor. also enjoys a super king bed with plenty of space for a travel cot to be set up. The ‘Hot Air Balloon’ (room 3) First floor . Is a charming room with 2 single beds. Also on the first floor is ‘The Study’ (room 4) which has a double bed and desk. There is a family bathroom on this floor with separate bath and shower. On the top floor, you will find ‘The Dorm’ (room 5) with four single beds. And finally ‘The Yellow Room’ (room 6) which has a king bed as well as a single and pull out trundle underneath. There is another family bathroom on this floor with bath with shower attachment. There is off street parking for one car and free street parking to the front of the house. Langdown is a wonderful seaside holiday home with all the trimmings. It has charm and character but has been set up to be functional for guests of all ages with love by the owners. Access is to the whole house bar a small area of the garage. The host will meet you on arrival, or we do offer a self check-in process if guests prefer this method. We are happy to discuss any queries our guests may have before their arrival and/or during their stay. We are able to help with any recommendations e.g. local caterers so please just ask and we will do our best to give you the best advice. We are also available in the event of an emergency. Nestled on the Essex coast, Frinton is a special and unique place to those who know her. She boasts a fabulous long, golden, sandy beach (daily tide times dictate when most revealed) which is flanked by the wide, grassy Greensward - perfect for kite flying or cricket in an oncoming tide. The promenade, protected by the sea wall, is lined with colourful beach huts and the seafront has been protected from traders and modern amusements to make for a good old fashioned holiday at the beach. The charming town set back from the Greensward boasts everything you need to cater for your holiday - a friendly local butcher, a fishmongers with daily catches and recipes to share, several bakeries as well as a Sainsbury local, Co-op, Holland & Barrett & Boots. Not forgetting the obligatory ice cream shops for the kids after a hard day on the beach in the Summer! There is also a great selection of restaurants and cafes to meet all needs - as well as a pub! Often overlooked are the fantastic sports facilities that Frinton offers. As one of the best kept courses in East Anglia, Frinton Golf Club offers challenging links style golf to suit all ages and abilities, with both 18 hole par 71 and 9 hole par 29 course. Visitors are welcome year round. Frinton Tennis Club with its 16 grass courts & 8 all weather courts also welcomes visitors; guests are able to join on a weekly membership basis over the summer. If the tennis and the Pimms isn’t calling enough to the Club, we think the beautiful thatched club house is worth a visit in itself. High quality coaching is also available at both clubs. Kitesurfers are regularly seen out at sea and instructors take students out when the conditions are right. Frinton really does have something special about it - not only is it a charming, tranquil, safe and quintessential British seaside town, there are activities for all ages! Coupled with very friendly and helpful locals, those who discover Frinton cannot resist coming back year on year. Langdown is conveniently situated within walking distance to the sea, the town, the golf and tennis clubs as well as a slightly longer jaunt to the train station. Most guests get around on foot whilst on holiday in Frinton but a car would be useful to explore further afield or for just a quick nip to the shops to pick up any forgotten essentials. Langdown is an approximately 15 minute walk to Frinton station, or a very quick drive. Frinton is well serviced by rail, with regular trains to London Liverpool Street (approx. 1h:35), Chelmsford (approx. 1hr) and Colchester (approx. 30m), via Thorpe-le-Soken. Walton and Clacton are just 5 and 10 minutes away respectively. The local bus runs along the Greensward connecting to Walton and Holland on Sea. Connections can be made to Clacton, Brightlingsea, Colchester & Harwich. Guests are expected to abide by all Government requirements for social distancing and any further regulations that might be imposed in the future, both local and national whilst staying at our holiday homes. Mid week booking are a minimum of 4 nights Mon - Fri at £200 per night plus cleaning fee, except over school holidays where these rates might not apply. Weekend bookings out of school holidays are a minimum of 2 nights 3pm check-in and 5pm check-out. Easter holidays are a minimum of 3 nights Friday - Monday . Or Thursday - Sunday A travel cot is available on request. Please supply your own linen 2 Bed rails are also available. The top floor has a stair gate for toddlers that may be using the top floor bedrooms; the ground floor and first floor stairs do not. The property has an open balcony with access from ‘The Master’ bedroom. This area is not for access by children and should remain locked at all times. It is the guest’s responsibility to ensure that children are supervised at all times. Whilst Langdown is the perfect place for family gatherings and small celebrations it is NOT a house for loud or raucous parties. The house sits in a very quiet residential area of Frinton and, whilst a detached house, has adjoining neighbours who must be respected so we ask that they be treated as if they were your own and noise be kept to a minimum.
