This 4 Bed, 2 Bath beautifully furnished apartment with Laundry in unit, and fully equipped kitchen available for both long and short term rental. With one King bed and 3 Queens, this beautifully designed and furnished loft is located right in downtown Boston. Includes all furnishings and cooking equipment! The apartment is accessible via a self-check-in process to lower your exposure! Security on-site, and 2 Elevators. Units are professionally cleaned and disinfected between every stay. This beautiful apartment has exposed brick and an industrial feel, but also the warmth and comfiness of an inviting home. What makes this space unique is it's history. The building hallways all show historic photos of the neighborhood dating back to the 1800s! Just steps from the Boston Common, this building has had many tenants over the decades, from retail shops to manufacturing companies! The building has an ADA compliant entrance, two elevators, two staircases, plenty of storage for trash, and even an Amazon Locker where you can send packages. (at the time of writing this description we are currently setting up the locker, please confirm if it is operational when you book!) Each bedroom is thoughtfully designed, from the linens pillows and mattress to storage and lighting. Most bedrooms face inwards into a lightwell, or outwards into a city street, so you may not have "Amazing" views of a city skyline, but you will likely have a nice dark night sleep. Each apartment is equipped with a smart lock and the building has an intercom system which allows a full, self-check-in experience. The building is also monitored live by a third party security firm, 24/7 and we have an on-site security guard, nightly, from 8pm-2pm for your safety. We will give our guests the privacy they require with the support they need. We have coverage for virtual help from 7am-11pm and can help with any guest needs from 11am-7pm. ust steps from the Boston Common, this neighborhood has had many personalities over the decades! Since the early 1900s, the area along Washington and Tremont Streets, roughly from School Street to Beach Street, has also been referred to as the Ladder District. Now it is most commonly named Downtown Crossing as most of the city's Subway's or (T-lines) intersect at Park Street station. The MBTA's Downtown Crossing subway station directly serves Downtown Crossing. The State Street and Park Street stations are within close walking distance. Silver Line service is also available. You can get literally anywhere in the city for a few dollars and a Tpass. The apartment building is located on a dead end street which means it's super quiet for automobile traffic, but still has the lively city feel as foot traffic is sure to be noticeable any time of day, even in the winter. The Boston Common is only a few hundred feet from the entrance to the building. Important to note is that lately there has been a gathering of homeless people during the day and night, right outside the 7/11 around the corner. The high foot-traffic provides them opportunities to pan-handle. Please use your caution, and common sense. We've never had an issue, but for folks visiting from towns and rural settings may find this surprising, even concerning. We've taken measures to make sure our guests are very safe and comfortable during their stays. The building is monitored 24/7 live by a third party security firm. The Boston Improvement Department does nightly walks of the property and nearby streets. We also have an on-site security guard, nightly from 8pm-2am for your safety. Hide Shipping up to Boston? It’s compact, walkable, has an abundance of taxis, yes they still exist! And Uber's are always a tap away. What makes Boston so accessible is it's public transportation system. Driving downtown can be a challenge with its dated road layout and limited parking options but, it’s the most convenient option for travel outside of Boston Proper. The MBTA is Boston’s public transportation system, and it’s a great way to get around quickly and cheaply. The “T” refers to the subway, which runs throughout Boston, into Cambridge, and into nearby suburbs, providing access to all the attractions located in Boston. Just look for the big "T" in a circle to find a stop. You can also take buses to get all over the city, and the Commuter Rail is an easy way to get to points outside of Boston. You can buy paper “Charlie Tickets” for single or multiple subway rides at vending machines located in most stations. When your ticket runs low, visit a fare vending machine to add value. A single basic fare for the T is $2.75 with a Charlie Ticket, although if you pick up a Charlie Card (a plastic card like a credit card), the fare is lower at $2.25 for one way. You can load the Charlie Card with an amount of your choosing, so it's smart way to explore the city. They're available at almost every T stop, and are free to get. Once on board, hang on! Being one of the oldest public transportation systems in the country, the T is not always the smoothest ride. Parking. or "Paahking" is hard to find, expensive (by most tourists accounts) and is best done in lots or garages for peace of mind. We ask that all guests please read and review our house rules below. A booking is a confirmation that you have read and agree to our house rules. House Rules The following rules are to protect our property and ensure a comfortable, predictable stay for all of our guests. By making a booking with us, you agree to all of our rules and the fees they carry if they are broken. Additional Guest Each guest that enters the apartment over the number of guests shown in your booking is subject to a fee of $20/per night. We define a guest as anyone who enters the apartment. If you have a 3 night booking and have 2 additional guests in, we calculate the fee at $20fee*2guests*3nights = $180. Please keep this in mind when planning your trip. This is meant to curb parties and other loud gatherings which helps us to provide a quiet environment for all guests. Pets Policy Dogs require an additional $200 non refundable fee which is required for a full deep cleaning of the apartment. This is a specialized cleaning that is required of our Hospital Partners as we provide medical short term housing. This provides a comfortable experience for the next guest. Unless you have permission from us, no cats are allowed in our units and will be subject to a $500 fine. Any pets found to be in the apartment without our knowledge will be subject to a $500 fine. Parties, Smoking, Noise As a provider of medical stay housing, we have a zero-tolerance policy and do not allow any smoking, parties, loud music, or disturbances. Any instance of breaking these rules can result in your booking being immediately canceled. Security will be summoned and Police will also be involved. A $250 fine will be charged for the use of our security team for any noise complaints that require intervention. We use surveillance technology in the way of cameras in the common areas and exterior of the building, we will use this to verify that rules are not broken. There are no cameras inside the apartments. Quiet Hours Quiet hours are after 11pm. Please respect your neighbors. If a neighbor is disturbing you after hours, please confirm which unit the noise is coming from and reach out to us. We will do our best to communicate with the tenant and can also send our security team to help. We can not guarantee that the noise is one of our guests, so we may not be able to remedy, but will always try. Noise As with all city apartments there is the possibility of noise from neighbors, traffic, construction. This apartment is located in Downtown Boston. We can provide white noise machines or earplugs, but will not refund a stay for noise complaints. Parking We have limited parking spots at this location and they are first come, first serve. If you are interested, the cost would be $50/night. Once Payment is received, you will info on how to retrieve a parking pass, which must be displayed at all times while parked. This pass must be returned upon check-out or there will be a $100 fee For all other parking, in general parking is difficult in Boston, so please check Spot Hero for local parking prices and options. Condition of Apartment & Damages It is your responsibility as the guest to report any damage you find inside the apartment within the first 4 hours of check-in. We do thorough maintenance checks, but sometimes, we miss things. When this happens we will confirm that the damage was not your responsibility. However, if no damage is reported within the first 4 hours of the booking, and there is damage found at the end of your stay, the replacement and repair value will be the responsibility of the guest. By reporting some issues in the first 4 hours we can confirm the condition and free you of responsibility. Early Check-in & Late Check-Out If you want to check in early or check out late, you must request the option at least 24 hours in advance. Our early check-in time is 2:00pm. Our late check-out time is 1:00pm. The cost for either of these is $50. If you are in the apartment after the check-out time, you will be assessed a $100 late-check-out fee for every hour beyond the check-out time. All ECI and LCO are subject to our approval and availability. We are not responsible for guest belongings after check-out time. Your items will be left in the hallway and our teams will clean the unit immediately. Pre-check-out condition Dishes will be placed in the sink or in the dishwasher. Our team will take pictures of your unit condition upon check-out. If there is excessive trash in the unit upon check-out we will charge an additional $100 deep clean fee. Lost Items We are not responsible for any lost items left behind by guest, or items that were shipped to you during your stay. We do make every effort to return items to guests that are of high value, electronics, jewelry, etc. You will be required to pay for shipping and a $40 processing fee for any items left behind.
