Elegant Flint Cottage By The North Norfolk Coast

Relax and unwind at Sextons Place, a beautiful and spacious flint cottage with coastal hues throughout to evoke peace and calm. Traditional features such as an exposed flint wall and wood burner combine with contemporary luxuries including a roll-top bath and White Company linen. Every care has been made to create a home you will look forward to returning to at the end of the day. Sextons Place is situated in Sextons Yard just off the High Street in Docking. It is in a very quiet spot tucked away from the main road, yet with easy access to all the wonderful places that North Norfolk has to offer. There are two parking spaces for our guests in front of the garage. The cottage is very spacious which the pictures don't always convey so there is plenty of room for 6 people. However if you are a couple looking to get away from it all I can offer an extra discount on your stay, so please message me for full details. Sitting room A wonderfully cosy room with a log burner, large smart television with freeview, a DVD player, vintage writing desk and a wide selection of DVDs, books and games for our guests to enjoy. Snug This part of the cottage is very spacious as it is open plan with the kitchen and dining area. It has a feature flint wall with two double sofas and a smart television. There are two windows which look out to the front of the cottage and which makes it a lovely place for relaxing before dinner. Kitchen / dining area The dining area leads off the snug and has a large wooden table and seating for 6 people. The kitchen has all the appliances needed including kettle, toaster, cafetière, coffee machine, electric hob, double oven, fridge, freezer and wine fridge. Utility and Cloakroom These both lead off the kitchen, the utility room has a microwave, sink, full size stand-alone fridge, washing machine, tumble dryer, ironing board and iron. Essentials A Welcome Box is provided for all our guests on arrival including wine and where possible local produce which we hope will get your holiday off to a lovely start! We will also provide an initial supply of essentials including tea, coffee (instant), sugar, oil, condiments, toilet paper, soap, washing up liquid, and dishwasher tablets. Please note that depending on the number of guests and length of your holiday you may need to replenish some of these items during your stay. Towels / bedding These are all provided and included in the cost of your stay. We pride ourselves on the quality of our bedding and linen as we believe this makes all the difference for a good nights sleep. Please note that all the duvets and most of the pillows are feather-filled, so if you have any allergies please get in touch first. For families with infants There is a high chair, 2 x travel cots; one is a Hauck Dreamer folding bassinet with mattress for babies up to 6 months and the second is a Spacecot for babies & toddlers up to 30 months. We also have a changing mat and baby bath for up to 12 months available for our guests to use. Whilst there are no fitted stair gates at the cottage, there is the use of a portable safety barrier to stop little ones from venturing upstairs alone! Garden The garden to the rear and side of the cottage is solely for the enjoyment of our guests. The rear garden in particular is a lovely space as it's very secluded and ideal for al-fresco dining, weather permitting! We do not have a bbq available, however guests are welcome to bring their own to use in the garden. For days out A picnic hamper, blanket, cool box & camping chairs (x 4) are all provided for your enjoyment. We also have a selection of children’s beach toys including buckets and lines if you want to try your luck at crabbing! Master bedroom A wonderful room with views to the front of Sextons Place with a king size bed, two fitted wardrobes, chest of drawers, two bedside tables and lamps, Roberts radio, long mirror (with plug sockets behind) and a hairdryer. There is a large ensuite with a roll-top bath, separate walk-in shower, sink and WC. Twin bedroom This room is ideal for children and adults alike. Also looking out to the front it has two single beds, a wardrobe, chest of drawers, bedside table, lamp and hairdryer. Double bedroom A very cosy and welcoming room with a double bed, fitted wardrobe, chest of drawers, mirror and hairdryer. Please note that the bed in this room is quite low. Views are to the front of the cottage. Main bathroom This bathroom serves the twin and double bedroom and has a bath with shower over, sink and WC. Our guests will have sole access to the entire cottage and gardens. I am available by email or telephone and will endeavour to respond to any queries as soon as possible. Access to the house is via the key-box. Docking is set in an Area of Outstanding Natural Beauty and is only a short drive away from the many wonderful beaches of North Norfolk, such as Holkham with its wide golden sands and the family friendly Brancaster and Wells-Next-The-Sea. Head inland for the many market towns and villages with their wonderful cafes, award winning restaurants and artisan shops, or explore places of historic interest such as the Royal estate at Sandringham which is only a few miles from the cottage. Please note the driveway entrance to the cottage is shared with some of our neighbours.
