Approached by a sweeping private driveway leading to Cannister Hall, Great Barn forms part of a small complex of converted Norfolk barns and enjoys lovely open countryside views; the use of a large, communal garden area; and a superb, spacious on-site games room, fitted out with a snooker table, table tennis and table football; as well as a 15m heated indoor swimming pool (please bring your own swimming towels). With the the beautiful North Norfolk coastline only a twenty minute drive away and the nearby market town of Fakenham and all its facilities close by, there really is plenty on offer for all ages, at any time of year. The barn has lots of traditional features - exposed beams, timbers and interior brick walling - as well as all the mod cons and creature comforts to create a very comfortable and well-equipped holiday property. There is a large wood burning stove and modern wall mounted heaters in each room will ensure your stay is warm and cosy. The excellent ratio of three bedrooms, two modern bathrooms, plus a downstairs cloakroom will suit families or couples looking to enjoy a break in this pretty part of rural North Norfolk. Please note: This property sleeps six but is only suitable for a maximum of 4 adults in the party Additional Information The owners of this property have kindly requested no single-sex groups at Great Barn. Sorry, no pets. An indoor swimming pool is available for you and all barn residents. The swimming pool is a shared facility, there is a diary in the Games Room to for guests to book time slots. Ground Floor: The entrance to the barn is through a shared courtyard to the rear of the Sports Hall building. There is a Great Barn wall sign to the side of the glazed entrance door Open-plan living area: Sitting / dining area A dual aspect room with fully glazed windows, making a very light and airy space with views over the entrance courtyard and across open fields to the rear. There is a farmhouse style table with bench seating for six, and a roomy curved sofa facing towards the wood burning stove with wide screen television with Freesat and DVD player. Books, games and DVDs on offer for cosy nights in. Kitchen area With an electric cooker, two ring induction job, combination microwave, microwave steriliser and large free standing fridge freezer. A feature 'island' houses cooking utensils and has a small breakfast bar to one side with two stools for an alternative dining area. Cloakroom With wash basin and WC. First Floor: Master bedroom An attractive room with exposed brick and timbers, vaulted ceiling and rustic four-poster king-size bed. En-suite shower room With double shower cubicle, contemporary, wide wash basin, WC and towel rail. Twin room Exposed brick and timbers add character to this twin room (adult size beds). Low level windows look over open countryside to the rear. Bunk room Exposed brick and timbers, with full size bunk beds and window overlooking courtyard area. Family bathroom Fully tiled room with roll top bath with wall mounted mixer tap, contemporary wash basin and WC. Towel rail. Outside: There is a small seating area immediately outside the barn in the enclosed communal flagged courtyard. A large grassed area, available for use by all barn residents is an ideal place to make the most of a sunny afternoon and enjoy a lazy picnic. An indoor swimming pool is available for you and all barn residents. Set in rolling Norfolk countryside, Toftrees is a small village on the A1065 Fakenham to Swaffham Road, about 3 miles south of Fakenham. Although there are no facilities in the village, you are within a very short driving distance of the market town of Fakenham,where you will find everything you need. There are some great pubs in nearby local villages. Enjoy easy access to many stately homes in the area as Pensthorpe Natural Park, Extreme Adventure Park. The North Norfolk coast is about a twenty minute drive away.
