Located in a fantastic secluded position surrounded by unspoilt nature on the edge of a charming authentic alpine village with an abundance of beautiful walking and biking trails locally, 10 mins drive to Krvavec mountain & ski resort, 15 minutes to Ljubljana airport and the beautiful medieval town of Kamnik and just half an hour to Ljubljana and Lake Bled, A fantastic place to relax and recharge your batteries in nature or to explore the Bled, Ljubljana & Krvavec areas from one convenient base. Elipa house has been painstakingly renovated to create a charming comfortable holiday house where you will be just as happy relaxing on the terraces or garden soaking in the view as you will in exploring the local area. The house has no immediate neighbours so have a wonderful feeling of privacy, surrounded by trees, forests, pastures and wonderful views wherever you look. On the ground floor an entry area leads to the open plan living room - dining room - and fully equipped kitchen with dishwasher. The living room has a fntastic traditional farmhouse ceramic stove which keeps the whole house warm in Winter, from the living room you can exit onto the beautiful 3 sided wooden terrace with covered outdoor dining table, outdoor seating and magnificent views over the Ljubljana basin, the Skofja Loka hills and stretching 100km South to Mount Sneznik on clear days. In the loft are 2 double bedrooms each with access to a lovely glass fenced balcony and spacious bathroom with walk in shower. In the basement is additional bathroom with washer and dryer, social room with some kids toys and a table tennis room. The garden surrounds the house and is a great space for kids to play and explore whilst parents enjoy the terrace overlooking it. Discounts: * Multiple week discount: 5% on stays 7-14 days, 10% on stays 14-21 days , 15% on stays 21-28 days, 20% on stays 28-42 days, 25% on stays 42 days+ * One discount of highest value is applicable per booking Supplements: * Cleaning fee * Tourist tax is calculated based on valid regulations at the time of booking. If local regulations on tourist tax change between booking and arrival, the amount which is correct at the time of arrival will be chargeable. Coronavirus flexible cancellation policy: * Payments are refundable to the Guest, minus applicable bank charges, in the following events applying at the time of arrival: Closure of tourism as an allowable activity / Closure of international border crossing into Slovenia, where the Guest is travelling from outside Slovenia / Ban on inter-regional or inter-municipal travel for non emergency / work purposes affecting the region where the Property is located or preventing the arrival of the Guest / Change to the quarantine regime from the time of booking to the time of arrival requiring quarantine on arrival for the Guest’s country of residence with no exemption for negative tests / vaccination status / previous infection.
