Perfect for a Staycation or Mini Break! Newly refurbished Annexe to house. Separate access offering privacy. Excellent facilities. Set in a quiet rural village in the heart of Lincolnshire Marshes, close to Donna Nook Nature Reserve. Ideally situated for country walks in the Lincolnshire Wolds. Tea rooms, pubs & restaurants locally. The local pub is popular & within walking distance! Convenience store in the village. Close to the seaside and award winning Market Towns. Lots of cycle routes. Guests will have full access to a private large rear garden with a large outdoor rattan seating area, a wooden patio table and chairs, a hammock to chill out in, a dining area for those outdoor lunches and a patio fire to keep you warm of an evening. Guests can enjoy private use of the outdoor hot tub which accommodates up to 8 people and is equipped with coloured lights and music. There is also a TIKI Bar which has lights, power points and a fridge to keep drinks cool on those hot Summer Days. All of these outdoor facilities are included in the price. In additional there is a large BBQ /Wood Smoker available for separate hire and by prior arrangement for £25 for the duration of your stay. Additional guests can be considered on occasions (for example in tents in the garden or on a fold away bed) but you will need to message with your enquiry in advance of booking for pricing and arrangement details. All additional guests must be agreed in advance of booking. The property has lovely gardens which are suitable for larger group celebrations eg; birthday parties, weddings, christenings and further local accommodation can be sourced for guests and catering and party needs organised if this is required. There is a separate hire charge for celebrations of this kind. Full details available given on enquiry. Parking available on the driveway. We will either be in the main house which is separate to the Annexe so we will not be in our guests way or we can be contactable by phone. If we are away, we have a caretaker available to guests who lives locally. Lovely quiet rural village which offers serenity and seclusion as well as all the great facilities of a village setting, pubs, farm shop (open Wed - Sat) local tea rooms, local shopping, pizza takeaway and a wonderful Italian Restaurants for those that do not wish to cook. Nearby there are several small unspoilt beaches and we have the beautiful and ever popular Hubbards Hills in Louth, perfect for dog walkers! Close to the Market Town of Louth and Market Rasen and beautiful village of Tealby and approx 30 mins from lovely walks in the Lincolnshire Wolds. There is wifi available in the accommodation but it does not extend to the garden but there is good mobile phone signal with EE and other major networks. There is a blue tooth music system in the Kitchen area for your enjoyment throughout your stay and two Televisions available, one in the kitchen and a Smart TV in the Snug.
