Newly refurbished Glen Cottage comprises of a large dual aspect living/dining room, brand new well equipped modern kitchen, spacious Master ensuite bedroom and cosy second bedroom with Fast Wifi The Cottage has a very large paddock garden (even space for your horse) complete with patio seating area for 6 & great views across the Upper Tees valley. The cottage itself has just been recently fully refurbished to a very high standard and is very well equipped with fast broadband wifi connection and USB charging points, TV's are with a freesat box with over 100 free channels (or skybox -bring your card if you have one for your subscription channels) Games and books are also provided A Midi Hifi system with remote is supplied for playing your CD's and listening to music, (a lead connecting to your mobile phone headphone socket will allow you to play your own downloaded music through the amp & HiFi speakers). N.B. If both bedrooms are used the en-suite would need to be shared by all occupants which may work for a close family unit . If the second bedroom requires a separate bathroom then please see my other listing for the 'Traditional 3 Dbl Bed Cottage with Garden & Views' (showing same light coloured gate and car in the advert photo) where you can also have access to the attached Barn with large entrance porch/breakfast area, downstairs family bathroom and utility area and then the choice of the unique twin bedroom with exposed barn beams instead of the queensized cottage bedroom. Guests have use of the large paddock garden, with gated off road parking for upto 5 cars, patio table and seating (these elements may all be shared if the Micro Barn adjacent is also booked for your dates) If other guests are staying in the attached MicroBarn over the same booked period (and this does not happen very often) then a 10% discount on the room prices will be awarded to both parties for any inconvenience in sharing some facilities over any mutually shared dates. The Driveway access , parking , patio area and paddock would then be shared as well as the washing machine and boiler for heating & hot water, our tests showed this should be manageable for both parties. The heating can be controlled by either party via the Hive heating App (which we can set up for you if preferred) with either party able to turn down individual radiator valves if you are hotter than desired. The Barn heats up much quicker than the cottage due to its proximity to the boiler so it will take a bit longer to heat up the rest of the cottage. (the small fan next to the kitchen radiator can be used to push the heat more effectively into the kitchen or switched off later in the evening to add extra heat into the bedrooms) Background noise may be heard downstairs through the link kitchen door if both sets of accommodation are booked for the same dates but this should not be heard or disturb you in the living or bedroom areas. The barn guests will most likely retire to watch tv upstairs once they have cooked and eaten. If you are interested to make a reservation request could please let me know the make up and ages of the group and due to covid where you are all coming from: eg 3 couples aged 28-32 from Chorlton, Didsbury and Stockport, Manchester OR family of 5 with 3 children aged 12,14,17 from Norwich etc many thanks.
