You live alone in the former hunters' house of the Hanau-Lichtenberg county, a remarkably beautiful half-timbered building from 1721 with a 4400 m² garden and BBQ area at the edge of the forest. The villa has been modernized while largely preserving its historic character, so that in addition to spacious bedrooms you can use a luxurious kitchen, comfortable bathrooms, a playroom with library, a billiard room, WiFi and TV. You can wash and park or hang up mountain bikes in the outbuilding. As a family or group, you will experience a special feeling of living in the former hunter's house: close to nature and at the same time comfortable to luxurious in large historic rooms from the late baroque period. Your holiday residence is a listed building and an ideal starting point for exploring on foot, by donkey, bike, motorbike or car the immediate vicinity, the entire biosphere reserve Palatinate Forest-Vosges du Nord and more. You reside on 250 to 310 m² of mostly newly renovated and newly furnished living space, 180 m² of which is on the Bel Étage on the upper floor and 70 to 130 m² on the ground floor. On the upper floor you have a large bedroom for up to four people (family room), a bedroom for two people and a sofa bed for two people in the playroom. Here you will also find large, high-quality wooden toys and books for children aged around 2 to 10 years. Since 2022 and from a number of 5 or 7 guests, you can use up to two more large bedrooms on the ground floor, each with a king-size double bed. In the dining area and in the outdoor seating area, we create appropriate additional spaces. (After a later expansion of our sanitary area and setting up a wellness area on the ground floor, we would also like to set up the bedrooms on the ground floor as family rooms.) Your living space is furnished with original individual pieces from the 17th and 18th centuries (wardrobes, tables, mirrors), modern solid wood built-in furniture (playroom and large bedroom on the upper floor) and designer furniture. Contemporary art already adorns some of the walls and the small collection is constantly being expanded. In the luxuriously equipped kitchen you will find a range of local wines and specialties as well as recipe books for grilled and kettle dishes. In addition to the central heating, there is firewood and a modern fireplace on both floors. The property has a beautifully landscaped, somewhat overgrown large garden with patio and barbecue area (including tripod, grill and kettle) and its own wooded area. Sun loungers and umbrellas with ground sockets are at your disposal. The property is on a slight south-facing slope, is bordered on the south and south-east by old sandstone walls up to 3 m high and is otherwise fenced in. Only the entrance on the southeast side is open. There is a magnificent sequoia on the property here. There are 4 parking spaces in front of the outbuilding and the main building. You can also park motorbikes or mobile homes here. In the circus space in the outbuilding, you can hose down your mountain bikes and hang them up like hunting prey or simply park them. Entire property, except for two unfurnished rooms on the ground floor of the main building, its attic and basement and the outbuilding that has not yet been completely renovated. A supermarket (EDEKA) is 7.5 km away in Kröppen (10 min by car). Eppenbrunn is a climatic health resort in the southern part of the Palatinate Forest. The Palatinate Forest is one of the largest contiguous forest areas in Germany and part of the Palatinate Forest-Vosges du Nord biosphere reserve. In addition to its recreational and leisure function, the ecological importance of the Palatinate Forest as a particularly protected landscape has come to the fore in recent decades. Your holiday residence is located directly on premium hiking trails that have been newly set up in 2020 with wonderful views and unique red sandstone formations, such as "Hohler Felsen" (1.3 km from the house), "Teufelstisch" ("Devil's table", 1.6 km from the house) and "Altschlossfelsen" (2.3 km from the house). The Lourdes grotto and the amusement park are only approx. 300 m away. The region is also very suitable for bike tours, mountain biking and motorcycle tours. Different donkey tours are offered in the village. It is only about 5 km from Eppenbrunn to the French border. For example, the Citadel of Bitche is approx. 20 km away. On the German side, too, there are numerous worthwhile excursion destinations in the Palatinate Forest, e.g. Trifels Castle near Annweiler or the southern wine route (Südliche Weinstraße).
