3 Bedroom House on the doorstep of the South Downs

Three bedroom house in the lovely village of Eastergate. Suitable for 5 adults, or four adults and (up to) 2 children. Our house is peaceful and spacious, with a large conservatory, study, front and back garden, and off-road parking. Dogs welcome! We are literally around the corner from a playground and playing field, newsagent, local pub, and beautiful surrounding countryside. We are in the perfect location for Goodwood, the South Downs and the sea! Our guests have full access to the house, all rooms are available. All guest bedding and towels are provided. The top floor has a bright, large double bedroom (may not be suitable for particularly tall guests due to low ceiling). On the first floor is the master bedroom with king-size bed, the children’s room with a wooden cot (which can be converted to a cot-bed if required) and memory foam single mattress. There is a family bathroom with bath & shower. Please note that due to space in the third bedroom, we are unable to put the single bed up in a frame. Our ground floor has an entryway with coat and shoe storage, a large living room with two double reclining sofas, a conservatory with an eight-seater dining room table, and a reading corner that overlooks the garden; a small but fully stocked kitchen, an office for home working, and a bathroom. Our house has central heating, an electric fireplace in the lounge, a washing machine and a dishwasher. All the bedrooms are fitted with custom-made blackout blinds and wardrobe space is provided in the top floor and master bedrooms. Our garden is small but full of character and has side gate entry if required. We hope our guests will enjoy the hundreds of books, and stack of board games! We also have plenty of toys appropriate for young babies. Our guests will also have full use of a large TV with Sonos sound bar and PS4 with games. We have a private front garden with a driveway space for one car, and plenty of roadside parking. One of the best features of our house is its location. We are within driving distance of Fontwell Racecourse (5 minutes), the South Downs (10 minutes), Arundel (10 minutes), Goodwood (15 minutes) and Chichester (15 minutes). The seafront is only a few miles away and there are a number of wonderful beaches to choose from. We will always been at the end of the phone for any queries and someone can always get to the house in emergencies. Eastergate is a small, friendly village with stunning scenery. There is a great playground quite literally a 30 second walk from the house with plenty of space for children to run wild! Our country pub serves wonderful food and drink, and has a large garden for customers to use. Just across the playing field is the local newsagent (with post office) for basic goods. We have a local Tesco a mile down the road in Barnham, where you will also find a pharmacy, some takeaway options, lovely cafes, and the nearest train station. There are a number of large supermarkets within a ten minute drive. There are plenty of places to walk around Eastergate, however there is limited transport. The nearest train station is in Barnham which is a few minutes drive away. To explore the area properly we recommend a car or taxi.
