Lincombe Stables sits across a cobbled courtyard from the main house, Lincombe Farm, with views across the large garden and valley to the estuary beyond. The Stables makes a great holiday for those who enjoy easy access to the busy town of Salcombe and its superb beaches while able to escape back home over the hill to the space and tranquillity of Lincombe. There is dedicated parking for up to three cars, right outside the separate entrance to the property. The property is surrounded by National Trust fields and only a short stroll from the estuary 300 metres away. The views from the Stables and its large sun terrace are of steep green fields and patches of woodland with the estuary to the east. There are extensive south east facing grounds and guests may enjoy a large area of private garden extending from the sun terrace toward the estuary. Boaters may have access to the water, subject to availability and by separate arrangement with Lincombe Boatyard at the end of the lane. Walkers can reach Salcombe across the fields and enjoy the views of town and sea from the Snape's Point headland just over the hill. Children can enjoy the freedom of rolling down their own grassy hill or kicking a ball just yards from their parents enjoying the large sun terrace with its spectacular views. And the Stables is well equipped for year round breaks with its wood burning stove, electric Aga cooker and full oil fired central heating. There are three large bedrooms, all on the upper floor. There are two doubles with king size beds and one twin with two full size singles. One of the doubles and the twin share a large bathroom with well-proportioned shower and full size bath. The other double has its own en suite shower room. The twin and the master double both have views across the garden, down the valley to the estuary. The other double faces across the courtyard to the main house and the hill beyond. The upper floor also has a second sitting room complete with large screen TV and DVD player with a wide selection of DVDs. From here, there are double doors that lead directly down to the sun terrace. On the lower floor, the kitchen leads on to the exceptionally large dining and sitting area with a stunning view through full height glass windows and doors on to the sun terrace and toward the estuary. There is generous sitting room, a log burner fire for out of season breaks and the full height doors fold back for easy access to the terrace in the summer months. The kitchen has an electric Aga cooker, a microwave and a Miele dishwasher, and is fully equipped to a high standard. There is a utility room off the kitchen with a washing machine and tumble dryer and separate butler sink. There is also a further cloakroom on the ground floor. Outside, the large sun terrace can be reached from both upper and lower floors. It has a 10 seat teak dining table with a large parasol plus loungers for soaking up the sun. There is a gas bbq for al fresco eating and, when the sun sets and the stars begin to show, guests can sit around the fire pit savouring the tranquillity. Please note: The gardens have steep slopes and drops and there are two large ponds in the grounds of the main house, so not suitable for small children unless supervised at all times. Well behaved dogs are welcome and may use the ground floor of the Stables only. While they are welcome to enjoy the grounds, please ensure they are supervised at all times and pick up after them!
