A smart little 2 bedroomed apartment on the ground floor of this modern development in the old village of Auchendinny on the outskirts of Edinburgh, 8 miles from City Centre. 20 minutes by car / taxi (outside rush hour) or a 5 minute walk to a regular bus service Adjacent to a country park, cycling and walking opportunities are abundant. Tesco store 5 mins away. Private ground floor entrance, new build property with allocated parking and additional spaces, secure bicycle storage, one double (UK standard 135cm) and one single bedroom, bathroom with bath and over-shower, fully fitted modern kitchen (gas hob, microwave, electric oven, fridge freezer, washing machine, CD / DAB radio) and living room with comfy double sofa, armchair, coffee table, small work space and TV with Netflix. WiFi throughout. Full access throughout. Ground floor, shared communal access lobby with secure telephone entry system. Named parking space and plenty of available visitor parking also. I'll be there for you when you arrive and spend as much or as little time introducing the place to you as you choose. Other than that I'll stay out of your way and be available throughout at short notice via a mobile phone call. This is a new development on the site of a very old paper mill. Close to a country park, ideal for walks, picnics and cycling trips. There's a Tesco Supermarket 5 minutes drive away in the town of Penicuik along with all the other services you expect in a mid-sized town. A drive or a taxi into Edinburgh City Centre can take 20 mins, or a deal longer if you travel through rush hour. Local Buses to Edinburgh The bus stop is a 5 minute walk up Grahams Road from the entrance to the estate. Get to the traffic lights and the stop is to your left on the other side of the road - if you're heading to Edinburgh! Have a look at their website ( (Website hidden by Airbnb) its very helpful. The routes that will likely be of interest are: No. 15 - Penicuik to Lochend No. 37 - Penicuik to Silverknowes No. 47 - Penicuik to Granton (N.B. 47X is limited stop) Some mobile phone signals are poor within the property.
